Heights has a 1920s charm

In the Heights, homes are built on bluffs and often have views of the Arkansas River. This is one of the most upscale areas near downtown, according to broker Ray Ellen of Pixel Properties, who's sold homes in Little Rock for 17 years. And it's just a 5-mile drive to the metro area. Outside of that short commute, one of the biggest draws here is the local country club. The club was founded in the 1920s, making it one of the oldest of its kind west of the Mississippi River. Many homes trace back to this time, giving the area a vintage charm. Locals also appreciate small-town shopping and dining out their proverbial back door. "There are some upscale boutiques and art galleries that a lot of people want to live by, and it's very walkable," Ellen says.

Homes in this Little Rock neighborhood are built on bluffs

Stately old trees line residential streets, and well-kept, eclectic homes sit on meticulously landscaped yards. Tudor and Georgian-style bungalows mix with Craftsman-style cottages, Colonial Revivals and new builds. Tear-down and rebuild projects are increasingly common, but many are designed to blend with the Heights’ vintage aesthetic. "All the houses there are rich in character. Some have been completely renovated, and some need repair,” says Andrea Andrews, owner and broker of Compass Rose Realty, who has nearly a decade of real estate experience. “The lots even are just as valuable. People are willing to pay top dollar for them just because of the area." Most homes are in the $300,000 to $800,000 range, depending on square footage and extent of renovation. However, properties around 1,000 square feet or less can enter the $200,000s. On the higher end, a selection of new construction or carefully renovated vintage homes over 3,000 square feet enter the $1 million to $2 million range. Ellen says homes here aren't prone to flooding because they are built at an elevation.

Forest Park Elementary School is in the neighborhood

Students may attend Forest Park Elementary School, Pulaski Heights Middle School and Central High School within the Little Rock School District. Forest Park earns an A minus from Niche and is conveniently located in the neighborhood. The B-rated middle school and A-rated high school are within 5 miles. In 2024, 17 students from Central High School were named semifinalists in the National Merit Scholarship Program, designed to spotlight exceptionally talented students. There were only 16,000 students selected nationwide. Parents may also opt for nearby private schools, including Mount St. Mary Academy, which is in the neighborhood.

Rebsamen Park is along the Arkansas River

Kids typically flock to one of two parks after school. There's the small Prospect Terrace Park, which has a play set with colorful structures, a picnic pavilion and abundant green space. The larger Allsopp Park also has a playground, hiking and biking trails, and athletic fields. The Country Club of Little Rock offers an 18-hole golf course and tennis courts for friendly competition. It also has a gym and a resort-style pool. Rebsamen Park is just north, near a train track. The park has its own fairway stretching out along the river. Andrews says she has been to Rebsamen Park over 100 times to walk the trails there. Paws Park at Murray is beside it with obstacle courses for curious and energetic pups.

Local shopping along Kavanaugh Boulevard

Kavanaugh Boulevard is the local commercial corridor. "It's always popular. It's got a lot of cool shops, places to go, good restaurants and all that jazz," Ellen says. A post office, bank, Kroger, and more surround the area, just a walk from homes. Mugs Cafe is popular for breakfast and specialty sandwiches. Heights Taco & Tamale is across the street, with fresh spins on Mexican classics, including vegan "cheez" dip with chips and blackberry margaritas. Zaza just celebrated its 16th year and is a favorite for gelato and wood-fired pizza. The local shops include Bella Boutique for gifts and clothes, WordsWorth Books for old-school perusing and Gallery 26 for art. Andrew says there are several waterside restaurants within a few miles, including Brave New Restaurant, where there's fresh seafood options. Locals can also head downtown on a whim, where there's tons more shopping and dining.

Most Heights residents walk or drive

Though most commuters walk or drive, there are bus stops through Rock Region METRO lining major roads, including Kavanaugh Boulevard. U.S. Route 10 flows south through Heights toward interstate 610 and gets locals downtown. The Little Rock Zoo and UAMS Medical Center are within 3 miles of the neighborhood. The Bill and Hillary Clinton National Airport — served by six major airlines, including American Airlines — is a 10-mile drive.

Handmade in the Heights is an annual event

Local events happen on Kavanaugh Boulevard. In April, Handmade in the Heights brings together creative vendors who sell their crafted goods. Locals also enjoy extended happy hours from participating businesses on the third Thursday of the month. The Westover Hills Farmers Market runs at Westover Hills Presbyterian every Tuesday from May to September. The historic Catholic Diocese of Little Rock, established in the mid-1800s, is a local landmark.

There are several health clubs within walking distance of my home. There is also a yoga studio. Many people choose outdoor activities such as jogging, walking and cycling.

I have lived in a small older subdivision of Little Rock for the last four years. There is very little crime and people take care of their property. The complex I live in is very close knit and people watch out for each other. The staff live on site and respond to security and repair issues very quickly, day or night. Unfortunately, for the last few months road works have been in progress, and that progress seems very slow.

As a registered nurse I have a wonderful job as a case manager. However, the wages in Arkansas are pitiful. I earn about $3000.00 a year more now than I did in 1995 - salaries have not kept up with cost of living. Much as I love nursing, I will look elsewhere in the near future - either a different state or use my experience in a different field.
