Despite having some competitively priced homes, Realtor Jean Hurst, who lives in Kingwood, says the average price per square foot here is slightly above city averages. Hurst works for Berkshire Hathaway HomeServices Arkansas Realty and has sold real estate for 16 years. "We're probably $175 per square foot. It's a little bit above the middle of the road. Some are selling at $200, but they are exceptions." The closer a home is to the river, the more expensive it is. In the neighborhood's northern section, homes are priced from the $500,000s to over $1 million. Farther south, the majority of homes hover in the $200,000 to $300,000 price range. Overlook Lane, aptly named for its epic river views, has a collection of custom homes that vary significantly from Kingwood's predominance of modest hillside ranch styles and bungalows. Some properties have tiled roofs and stucco siding, offering a Mediterranean appeal, or feature two stories with picture-window views. "Because Kingwood is so sought-after, it's not uncommon for a house to sell within two weeks," Robinson says. Lots sizes are modest to spacious and adorned by towering oaks. Most of the area isn't prone to flooding due to its higher elevation. The neighborhood’s CAP Index crime score is 3 out of 10, slightly lower than the national average of 4.
Jefferson Elementary is a National Blue Ribbon School
Children in Kingwood begin at Jefferson Elementary, which was honored as a National Blue Ribbon School in 2020 for academic achievement and earns an A-minus rating on Niche. The school's pet bunny, Dewey, lives at the library and motivates students to stop by and practice reading. Next, Pulaski Heights Middle earns a B rating, and Central High School scores an A. The high school's 1927 art deco-style building is on the National Register of Historic Places and is regarded for its beauty. The school prepares students for college by offering Advanced Placement courses in a range of subjects, such as economics and five foreign languages, including Mandarin Chinese. University of Arkansas at Little Rock is less than 5 miles south for a higher education option.Murray Park's trails and sports courts
“People will ride their bikes from their houses and go down to the river trail,” Hurst says. “They have the Big Dam Bridge, park and public golf courses down there.” The 14-mile trail passes through Murray Park, which is in Kingwood, and the dam connects the park – and residents – to the other side of the Arkansas River. Just staying close to home offers ample recreation, as Murray Park spans over 160 acres. Locals launch their kayaks into the river from here and can practice their athletic skills by playing volleyball and soccer in the fields and courts. The green space also has a ropes course playground and a 2-acre dog park. A walk or bike ride across the dam leads to Campbell Lake Park, where there are several waterside trails and a river that’s stocked with bass and trout for fishing. The Little Rock Racquet Club is also near Kingwood. Besides its courts for tennis and pickleball, the club also has an indoor and outdoor pool, and a fitness center.
It's a short walk to Casa Mañana Rock
Cantrell Road is just south, offering local dining. Casa Mañana Rock is known for its nachos, while Trio’s – which opened in 1986 as a gourmet food shop – has developed into a dining destination known for upscale American cuisine. Every other Thursday, the restaurant also turns into a jazz club with performances from local musicians.Groceries are as close as Edwards Food Giant, and a 7-mile drive east also leads to lively downtown Little Rock. Along Kavanaugh Boulevard is a Kroger and some hyperlocal shopping. Bella Boutique is a favorite pit stop for clothing and gifts, while WordsWorth Books sells new releases and classics.
Arkansas 10 connects locals to major highways in Little Rock
Cantrell Road, also known as Arkansas 10, flows east to downtown Little Rock and connects locals to two major interstates: 430 and 630. With Cantrell Road and Kavanaugh Boulevard just a walk away, commuting on foot or bike is possible. But for longer commutes, Hurst says most people drive. “I did sell a home in that area because one of the buyers couldn’t drive and they could walk to the bus," Hurst notes. "You have public transportation close by.” The neighborhood also contains two houses of worship: St. Paul United Methodist Church and Westover Hills Presbyterian Church.
