Homebuyers don’t just choose Reservoir for its suburban feel and proximity to Downtown Little Rock. “Homebuyers are drawn to Reservoir’s affordable price range and convenient access to restaurants and thoroughfares,” says Marva Caldwell, an associate real estate broker with Coldwell Banker RPM Group who has sold homes in Little Rock for 26 years. The community is primarily made up of single-family homes and townhouses built between the 1960s and 80s. The area offers an abundance of greenspaces that allow residents to spend time hiking the woods or pursuing athletic interests.

Single-family homes and townhouses
“Since Reservoir is more in midtown, the prices are better than the West Little Rock area,” Caldwell says. Homebuyers can purchase two-bedroom brick 1970s townhouses for between $180,000 and $290,000. Three-bedroom townhouses sell for between $330,000 and $450,000. Assessors value the area’s 1970s and 80s ranch-style houses for between $190,000 and $320,000. Homebuyers can choose from homes with traditional or Tudor features. Early 2000s Colonial Revival and New Traditional-style houses sell for between $390,000 and $650,000. Many of the neighborhoods have HOAs. Multiple houses were damaged by an EF-3 tornado in the spring of 2023 and have since undergone repairs.

Public schools in and around Reservoir
Children often begin their educations at McDermott Elementary, which has a 16-to-1 student-teacher ratio and a C Niche rating. Kids move on to J.A. Fair K8 Preparatory School, about 8 miles south of the neighborhood. Teens often move on to the C Niche-rated Hall STEAM Magnet High School, which offers academies specializing in biomedical science and engineering.
McDermott Elementary School, located in the Reservoir area, is the home of the Mustangs.

Greenspaces ideal for athletics
Residents once visited the 58-acre Reservoir Park to play disc golf, tennis, basketball and softball. But in the spring of 2023, an EF-3 tornado badly damaged the space, which has been closed ever since. The park, surrounding Jackson Reservoir, had miles of wooded hiking trails, a playground, a pavilion, open fields and restrooms. Access to the reservoir is prohibited. City officials say it will cost at least $1 million to restore the space. The neighborhood of Echo Valley has a private park that includes tennis courts and a swimming pool. The neighborhood of Colony West also has a private park, including a swimming pool and a playground.

Activities and entertainment in Little Rock
Residents knock over pins and play arcade games at Professor Bowl on Towne Oaks Drive. Within 9 miles, Downtown Little Rock and East Little Rock present a plethora of activities and entertainment options. Folks can see artifacts from the 42nd presidency at the William J. Clinton Library and Museum. The Arkansas Museum of Fine Arts has works by famous artists like Rembrandt and Picasso. The Mosaic Templars Cultural Center educates visitors on Black history. Music fans travel 7 ½ miles to watch performers like John Mellencamp at the Robinson Center. Folks travel 8 miles southwest of Reservoir for the Arkansas State Fair. Downtown Little Rock holds multiple events yearly, including the Cornbread Festival and a Mardi Gras-themed festival called SoMardi Gras.
The Reservoir area neighborhood is only 10 minutes away from Downtown Little Rock.

Getting around Little Rock and beyond
The Rock Region METRO operates bus stops along North Rodney Parham Road. Most of the residential streets are not lined with sidewalks, but residents still enjoy walks in the evenings. Residents walk 11 ½ miles east to Bill and Hillary Clinton National Airport via Interstate 630. Downtown Little Rock is 6 miles southeast of Reservoir via North Rodney Parham Road and Interstate 630.
The Rock Metro buses run regularly up and down Rodney Parnham Road in Reservoir.
Rodney Parnham Road is a major dining and retail corridor that borders Reservoir.

There are a lit of businesses in this area of Little Rock. There are a Taco Bell, Arby's, Sonic, and a Starbucks within walking distance as well as Layla's Gyros and some mom and pop Hispanic groceries and restaurants. There are a Kroger and Shell Gas station in less than a mile radius. You're not too far from Markham and Chenal shops. About a 5 minute drive. There is a Kroger less than a mile away either direction and a Food Giant about 2 miles away. There is a movie theater and a comedy club just up the street. That makes for a fun weekend. Chili's and Olive Garden are just past the interstate as well. Overall it's a very convenient location. Most of the time I don't have to go far from home.
