Brimming with recreation along the Arkansas River
Tree-shaded and elevated, Robinwood's homes rest on riverside cliffs just south of the Arkansas River. This prime locale offers direct access to waterside trails, boating and green spaces while being just 8 miles from downtown Little Rock. The neighborhood's traditional homes have expansive views and large lot sizes. "Many people are moving to this area for land and to be away from a ton of people. There is a huge presence of doctors and medical residents," says Christy Robinson, a real estate agent with Keller Williams Realty LR Branch, and a long-time Little Rock resident.
Elevated living in Robinwood
In Robinwood, elevated living takes on a literal meaning, as homes are situated on sloping, hilly roads surrounded by lush pine woodlands. The absence of sidewalks and minimal through traffic helps ensure a level of privacy and quiet. Each corner reveals a new architectural style, from cozy ranch homes to stately French Provincial, Midcentury Modern and New Traditionals. With lot sizes ranging from a third to half an acre, ample outdoor space is a staple of Robinwood living. Front and back decks, fully fenced yards and three-car garages are standard features of neighborhood homes. Homes here, which were mostly built from the 1960s to ‘70s range from just under $500,000 for a 3,000 square-foot four-bedroom to $830,000. Houses with nearly 5,000 square feet can go for $1 million. The land value here is insane and continues to rise," Robinson says. On March 31, 2023, an EF3 tornado affected many Little Rock communities. Neighbors came together to rebuild through food drives, clothing donations and outreach. "It's been a year since the tornado hit more of the Foxcroft area, which is right next to it," Robinson says. The threat of severe storms means that windstorm insurance is advisable.
Biking along the Arkansas Trail
During the winter, snowfall blankets Robinwood's hilly landscape, making it the ideal slope for sledding. Just 3 miles north of the neighborhood is a bridge that leads to Two Rivers Park, marking the junction of the Arkansas and Little Maumelle rivers. This park offers a bevy of recreational opportunities — long, paved trails for hiking and biking, kayaking, paddle boating and views of wildlife. A few miles from that bridge, is a little more famous: The Big Dam Bridge, the largest pedestrian bridge on the continent. "Biking is huge here, and they are adding to the trail system because it's so big. Boating is huge here, too. There's a couple of marinas along the river," Robinson says. The 14-mile Arkansas Trail is a gateway to city attractions like the Clinton Presidential Center. Neighboring Foxcroft is home to the Little Rock Racquet Club, best known for its 16 tennis courts, three pools and a full-service fitness center. Robinwood is between the Country Club at Little Rock and Pleasant Valley Country Club.
Robinwood’s Easter Egg Hunt
During holidays, the community gathers in neighbors' front yards for annual events and gatherings. The Robinwood Annual Meeting is held once a year to reflect on the year and discuss updates. Robinwood's Easter Egg Hunt is usually held in a neighbor's front yard, along with the Halloween Bash in October.
Convenient shopping at Pleasant Ridge Town Center
Robinwood is a primarily residential community but is still connected to retail and dining. Pleasant Ridge Town Center is 2 miles west, on the other side of Highway 10, home to several boutiques, familiar brands and The Fresh Market for groceries. On Cantrell Road, Trio's Restaurant has been a staple since 1986, serving New American fare and featuring monthly jazz nights. Down the street is long-standing Crazee's Cafe and Count Porkula, the latter known for its "barbecue that sinks into your teeth." The Heights is a neighborhood known for its walkable eateries and shops, 3 miles from Robinwood. On Kavanaugh Boulevard, the Hillcrest Farmers Market sets up at Pulaski Heights Baptist Church for a wide selection of fresh fruits, farm-raised meats and baked goods. The Promenade at Chenal, just 7 miles west, is an open-air shopping district with upscale retailers, dining and recreation.
Central High was named “The Most Beautiful High School in America”
The Little Rock Public School District earns a B on Niche and is home to around 21,000 students. Jefferson Elementary became a National Blue Ribbon School in 2020 with an A-minus rating, which feeds into the B-rated Pulaski Heights Middle. A-rated Central High School was hailed as Arkansas' best public school in 2021 and 2022. It was also named "The Most Beautiful High School in America" by The American Institute of Architects. The high school is recognized for its top-notch academics, with many of its students being National Merit Finalists, National Hispanic Scholars and Commended Scholars.
Close to Highway 10 and the Interstate
Cantrell Road runs along the neighborhood's southern edge, leading to Highway 10 and Interstate 430. Most people in the community work in the healthcare system or at the University of Arkansas at Little Rock. The Robinwood is 5 miles north of Baptist Health Medical Center-Little Rock for 24/7 emergency care and 14 miles from Bill and Hillary Clinton National Airport.
