This walkable Little Rock, Arkansas neighborhood packs principal essentials into its boundaries and boasts housing prices that are markedly lower than the national average. “That’s a great area for an investor who wants to get in and have a cash flow or a first-time homebuyer. You can get a solid home for $130,000 there,” says Erin Dreher, a Realtor with Mid South Realty, who’s a longtime area resident. “If you’re a first-time homebuyer or have a limited income, that’s the area.”

The residential streets – mostly on the western side close to the bustling shopping area – are typically densely wooded and lined with brick, traditional-style homes. They come with broad, open yards guarded by towering loblolly pine trees and paved driveways leading into two-car garages.
Depending on square footage and condition, asking prices range from $100,000 to $225,000. A three-bedroom, one-bath 1950s ranch home could run in the low-$100,000s, while a four-bedroom, two-bath 1960s split level may cost around $200,000. “It’s a good market there. Things sell quickly,” Dreher says. “I’ve gotten offers in two weeks in that area.”

For dining out, residents head to the main thoroughfare, Geyer Springs Road, which brims with restaurants. Little China and Latino Food can satiate almost any craving, with its extensive menu featuring everything from fried rice and chop suey to pork belly. Just a couple blocks south lies El Alamo, a spot for Mexican cuisine lovers that also accommodates picky eaters. You can snag a fajita taco salad while the kids choose from its burger and chicken selections. This busy road also plays host to shopping centers with familiar chains like Kroger, AT&T and Planet Fitness. “There are fast food restaurants, banks, grocery stores, convenience stores, anything you could need,” Dreher says. “Everything is walkable. Not from every house, but from a lot of them.”

Little Rock School District schools
Public school students may attend the neighborhood’s Baseline Academy for kindergarten through fifth grade before moving on to Cloverdale Middle, and Little Rock Southwest High. Part of the Little Rock School District, the middle and high schools earn C Niche grades, while the elementary school scores a C-minus. In addition, the neighborhood hosts the first adult high school in the state. The Excel Center provides flexible opportunities for those 19 and older to earn their diploma.
Go outside and play at Wakefield Park
Hugging the neighborhood’s western border, Wakefield Park is home to a hard-surface soccer field that was just installed in 2021, as well as a turfed playground with a swing set. Or if residents go right past Big Rock Settling Pond in the eastern corner they’ll hit Interstate Park, a 71-acre space filled with six baseball fields and boat ramp access to Fourche Creek, which snakes through the neighborhood’s northern sector.
