Wakefield is a residential enclave with natural flair. Most of the homes go for $140,000 to $210,000. It’s a good area for first-time homebuyers and investors,” says Shani Green, principal broker for Green Realty Associates, who lives in the area. “It’s extremely close to the freeways. You could probably get to Downtown Little Rock in 10 to 15 minutes. It’s about 5 minutes from the new outlet mall, Outlets of Little Rock. Shopping, dining — it’s convenient to everything.”
Wakefield offers vintage and new construction
Wakefield teems with brick ranch homes from the 1950s and ‘60s. Most are situated on roomy quarter-acre lots with tidy front lawns and backyards adorned by mature oak and maple trees. More contemporary construction in subdivisions that features amenities such as golf courses and pools, can be found here as well.
The average sale price hovers around $150,000. A three-bedroom, two-bath could cost as little as $100,000, while a four-bed, three-bath new build may fetch as much as $650,000. Roughly half the residents here rent their homes. “Like a lot of places in the country, the market here has slowed down significantly,” Green says. “It’s normal for homes to sit for more than a month.”

Public school students may attend Bale Elementary, Cloverdale Middle and Little Rock Southwest High School.
