Suburban community and outdoor activities
Western Little Rock is a community on the rise in Little Rock’s western border, hosting a variety of unique parks and a significant land market that has seen plenty of new developments. Newer subdivisions have sidewalks, and plenty of trees which complement the forested areas behind the homes. “Western Little Rock is a heavily desired area because of its newer homes and nearby shopping centers,” says Alicia Haley, a resident of Central Arkansas and executive broker with PorchLight Realty. One of the more notable shopping centers nearby is Pleasant Ridge Town Center. But there are also plenty of recreational activities to keep residents busy. Western Little Rock is a mix of suburban sprawl, outdoor recreation and shopping.

A mixture of older and newer homes
Many of the homes in Western Little Rock were built in the 1990s, though new construction is still in development. Split levels cost slightly above $200,000, and ranch-style houses cost around $350,000. More recent constructions can range from $400,000 to $530,000. A majority of the neighborhood's homes start with at least three-bedrooms, and go as high as five. Much of Western Little Rock is comprised of undeveloped land lots for sale, where homebuyers, investors or developers can take their pick of the many lush plots filled with Arkansas maple and hickory trees. Mark Leggett, a 16-year broker with the Kanis branch of Crye-Leike Realtors, says that compared to neighborhoods closer to downtown Little Rock, “Homebuyers looking for more acres and custom homes search around further west because of the land market,” Haley says. Those seeking a more traditional suburban environment can find a home in subdivisions like Brodie Creek or Sandpiper West, which have sidewalk infrastructure and neighbors within reach.
