Many of the homes in Western Little Rock were built in the 1990s, though new construction is still in development. Split levels cost slightly above $200,000, and ranch-style houses cost around $350,000. More recent constructions can range from $400,000 to $530,000. A majority of the neighborhood's homes start with at least three-bedrooms, and go as high as five. Much of Western Little Rock is comprised of undeveloped land lots for sale, where homebuyers, investors or developers can take their pick of the many lush plots filled with Arkansas maple and hickory trees. Mark Leggett, a 16-year broker with the Kanis branch of Crye-Leike Realtors, says that compared to neighborhoods closer to downtown Little Rock, “Homebuyers looking for more acres and custom homes search around further west because of the land market,” Haley says. Pulaski County Special School District serves the neighborhood for education; students here can attend Lawson Elementary, which received a C-plus rating on Niche, and Joe T. Robinson Middle, which has a B rating. From there, they can go to Joe T. Robinson High, which receives a B-minus from Niche. The chain sub shop Cheba Hut opened a franchise on Kanis Road in 2019. Cheba Hut serves custom-made sandwiches that customers can pair with Loaded Not’chos, made with hot sauce and jalapeños. For Indian cuisine, locals can visit Star of India. Popular dishes include Chicken Tikka Masala and Saag Paneer. Residents can shop at the Walmart on Bowman Road for groceries, as well as the Whole Foods and Trader Joe’s in the Financial Centre. Just on Anderson Street is Carter Off-Road Park, which holds 1,000 acres of motor trails and is popular with owners of four-wheelers and lifted trucks. Visitors can partake in various obstacles and activities such as mud bogging, hill climbs and a bounty course. Carter Park is open 24/7 and 365 days a year and hosts events like monster truck rallies that residents can watch. On Rodney Parham Road, residents can visit Kanis Park, where there is a skate park, a playground with rope structures and six pickleball courts. Western Little Rock is at the intersection of Interstate 430 and Interstate 630, which residents can take 10 miles east to reach downtown Little Rock. The nearest hospital is Baptist Health, about 8 miles away and can be accessed by I-430. With unique parks and a sizable land market a decent distance from city living, Western Little Rock is established enough to host amenities and ripe for residential growth.
