Large lots in a small southern Livermore neighborhood
The Three Fountains neighborhood of Livermore is a small community with large lots, particularly for a tract development of its kind. In addition to extra outdoor space, it has an active outdoor scene and a highly rated school system, which attracts many younger families. “On Halloween, there are tons of huge groups of kids,” says David Weisgerber, the community outreach supervisor for the Livermore Area Recreation and Park District and a resident of the neighborhood for more than 10 years. “It’s definitely an elite trick-or-treating neighborhood.”
Three Fountains is full of beautiful ranch style architecture, some of the larger estates truly capture the ranch aesthetic.

State championship-qualified Granada Matadors
Local children may attend Emma C. Smith Elementary School, which receives an A grade from Niche. Afterward, they may enroll at the A-minus-rated Mendenhall Middle School and the A-rated Granada High School, which also receives an A-minus. Students can enroll in the prestigious International Baccalaureate Diploma program and college prep electives like game design, web page design, principles of dance and sports psychology.

T-ball coaching at Jack Williams Park
At Jack Williams Park, there are picnic tables and a barbecue area, as well as tennis courts—which are also striped for pickleball. The green space received a new shaded playground in June 2024. The park is named after the founder of the Alden Lane Nursery, which has a meticulously maintained garden area in an oak grove and hosts several community events. “We hang out there a lot. It’s a huge Livermore landmark,” Weisgerber says. Nearby, Max Baer Park, named after the former world heavyweight boxing champion from Livermore, is home to the Granada Little League fields and hosted the 2024 Intermediate 50/70 Baseball World Series. “Some people want to move to Livermore so their kids can play baseball there,” says Susan Schall, a Realtor and the owner of Park46 Real Estate. “They are serious about their baseball.

Art Under the Oaks at Alden Lane Nursery
Alden Lane Nursery has hosted the Art Under the Oaks festival for more than three decades. Every July, artists and art enthusiasts mingle under the nursery’s shady oak grove while enjoying wine tastings, food, music and other entertainment.

Highway connection to interstates, Oakland and Fremont
Holmes Street borders Three Fountains on its eastern side and continues north into downtown Livermore. The neighborhood is also about a mile away from California state Route 84, which connects residents to regional highways and larger metropolitan centers like Oakland and Fremont. Wheels Bus number 18 stops along Concannon Boulevard in the north of the neighborhood and travels throughout southwest Livermore.

At the edge of the Three Fountains neighborhood sits the 84, which bridges the 580 and 680 freeways.
