Wooded land and abundant coastlines
Fractured nearly in half by a branch of the harbor it’s named after, Lloyd Harbor is almost two peninsulas in one neighborhood, with each section of the nearly 10-square-mile area surrounded by water on three sides. By area, it’s New York’s second-biggest village, but it’s also one of its most thinly populated thanks to beautifully wooded state parks and large multi-acre estates. Part of the Gold Coast, it’s been home to 20th-century heirs and modern celebrities like Billy Joel and Angelina Jolie. But it’s not the star-studded list of former or current residents that draws people to Lloyd Harbor — it’s the lifestyle. “Living in Lloyd Harbor, most of the roads have private beaches at the end of them, as well as you have a private beach next to your town beach,” says Sari Eidelkind, a licensed real estate salesperson at Lucky to Live Here Realty who has lived and sold homes in Lloyd Harbor for about 10 years. “I’m very blessed to be able to enjoy the state parks that we have, the beach lifestyle, yet being just an hour from the city and so close to Huntington Village, which practically has everything I’d need on the day to day.”
Lloyd Neck Beach is for residents only
“I’m a beach bum living in Lloyd Harbor. I’m at the beach multiple times a week, if not almost every morning, taking my dogs for a walk,” Eidelkind says. Lloyd Harbor has at least half a dozen private or semi-private beaches. Lloyd Neck Beach is one of its most popular residents-only beaches. Lifeguards keep watch during summer swims and there’s a playground, tennis courts and bathrooms. Nearby, Lloyd Harbor Bath Club offers members access to amenities like a private stretch of beach, tennis courts and a pool. Boating and sailing are also big parts of life in the village. Locals who don’t have private docks at their homes or at the end of their blocks either keep their boats at the little village dock or a local yacht club.
The 1,520-acre Caumsett State Historic Park Preserve is also a major facet of life here. “You have the riding center, you have the new café that they opened, you have miles and miles of walking trails,” Eidelkind says. Dogs aren’t allowed, but it’s still popular among hikers, birdwatchers, fishers, horseback riders, cross-country skiers and even scuba divers. Target Rock National Wildlife Refuge is also incredibly popular, especially among fishers and birders. “The accessibility to both Caumsett and Target Rock is really something that I use on my day-to-day,” Eidelkind says. “Part of my self-care routine is getting out into nature, and even if it’s for a 20- or 30-minute walk every day, the ability to be right in between those two parks and be able to use the beach in the meantime, that’s my biggest draw for living and staying here.”

Homes with acreage, private docks in "Hamptons alternative"
Zoned for a minimum of 2 acres, massive colonial homes sit on large parcels of manicured lawns and private pools or tennis courts backed by woods or coastline. Many homes were custom-built, so 1980s contemporaries, modern and Mediterranean homes can also be found here. Prices start at $1 million for a home that needs major renovations — or may be destined to get knocked down and replaced. According to Scott Van Son, a licensed real estate salesperson at Berkshire Hathaway HomeServices who lived in Lloyd Harbor for 50 years, the average home price in 2023 was $2.2 million, but homes here can soar far past that. Waterfront estates can reach $10 million, and the occasional estate goes for $20 million. “We view it as a Hamptons alternative for a much cheaper price point,” Van Son says. “You achieve the lifestyle that you can get out east without having to drive three hours, and the town is great, it’s just awesome.” The CAP Index crime score is 1 out of 10. The national average is 4.

Events at Caumsett State Park
Caumsett State Park hosts events throughout the year, including yoga, gardening and horseback riding events or classes. “The local communities will have block parties or little events,” Eidelkind says. “I know Fiddler’s Green is planning a little Fourth of July block party, whereas the community that I’m in isn’t. It really depends.”
Shopping, dining and entertainment in Huntington
Aside from its parks, one of the only nonresidential properties in Lloyd Harbor is the Seminary of the Immaculate Conception retreat house, open to academic, pastoral and lay people. Shopping, dining and entertainment are found in nearby Huntington. “It’s a very vibrant downtown,” Van Son says. “Great restaurants, great bar life, nice lifestyle.” Hatch is a popular breakfast spot, while The Shed Restaurant is known for chicken and waffles. Catpurrccinos offers a café and adoptable cats all in one spot. In a downtown full of restaurants, bars and boutiques, The Paramount Theater still stands out, offering over 1,500 seats for live concerts and other events. “It gets world-renowned acts,” Van Son says — and it really has, hosting Billy Joel and Ed Sheeran. “It draws from all over the island, and there’s things going on all the time.” Stop & Shop offers groceries close to home, and the nearby Big H Shopping Center has a ShopRite, Petco and Marshalls.

Amenities in Lloyd Harbor, beach access in Lloyd Neck
The peninsula’s upper half, which is connected to the rest of Lloyd Harbor by a single road, is called Lloyd Neck. According to Eidelkind, living on “the Neck” is very different from living in the rest of the village. While the lower part of Lloyd Harbor is just five to 10 minutes from Huntington, homes in Lloyd Neck are more like 15 minutes away. “Going over that causeway — that tiny road in and out — I call it my breath of fresh air every day,” Eidelkind, who lives on the Neck, says. “It may be far for some, but it’s the pleasure of living remote, living in the woods, having this beauty that you wouldn’t necessarily get living so close to town. You need a few extra minutes of patience, but I’d rather be 15 minutes to town and be able to walk to the beach than be able to walk into town and have to drive to the beach. People trade off for what they want in their lives.”

Music and robotics at Cold Spring Harbor High
Niche gives the Cold Spring Harbor Central School District an A-plus and ranks it as the third best district in Suffolk County. Children attend Goosehill Primary Center, which has an A-minus, from pre-kindergarten through first grade and Lloyd Harbor School, which has an A and is a 2022 National Blue Ribbon School, from second through sixth grade.
