Varied housing options and a low median for Long Beach

More than 80% of Paramount residents rent, and apartments make up the majority of housing. The community has a small pocket of single-family houses, many of them bungalows and ranch-style designs from the early to mid-1900s, but they rarely come on the market. There are also some manufactured homes, which usually sell in the mid-$100,000s. Condos typically range from the mid-$200,000s to the mid-$400,000s.

The median sale price is in the low $400,000s, roughly half the Long Beach median. Adel Hamad, a Realtor with Lifetime Realty and Investment, says these relatively low housing costs are one of the biggest factors drawing homebuyers to the area.

Commuting to LA or Orange County

Living in Paramount puts you away from the busiest parts of Long Beach while still keeping much of Southern California within easy reach. “You’re close to the 91 and the 710, so it’s easier to commute through Los Angeles and Orange counties,” Hamad says. Downtown LA is about 20 miles away, and the drive typically takes 30 minutes to an hour and a half, depending on traffic. It’s a similar distance to Anaheim, and you can usually get there in about 25 to 45 minutes.

Two school districts serve Paramount's families

The community is split between the Long Beach Unified and Paramount Unified school districts. Some students go to Lakewood High School, which has a Navy Junior ROTC program and a B-plus rating from Niche. St. Pancratius Parish School is a nearby private option with an A-plus rating from Niche.

Staying active in Davenport Park

Most homes are within walking distance of Ed "Pops" Davenport Park, an approximately 12-acre green space near the center of the neighborhood. It has fitness equipment, athletic fields and a playground, as well as a walking trail and a picnic area. Just south of the neighborhood in Lakewood, Biscailuz Park has many of the same amenities.

Neighborhood businesses and the Lakewood Center are nearby

There’s a small strip mall at the northern edge of the neighborhood with a handful of shops and takeout spots. More shopping and dining options are just a short drive away along South Street, including WinCo Foods and a Walmart Supercenter. For larger shopping trips, many residents head a couple of miles away to Lakewood Center, which has department stores, national retailers and a movie theater.

Things to do near Paramount

While Paramount itself is relatively calm, plenty of events take place throughout North Long Beach and the neighboring cities. “One of the advantages of living in the area is that you’re close to everything in Lakewood, Cerritos and Long Beach,” Hamad says. Some highlights include:

  • Uptown Jazz Festival, with live music, vendors and activities in Long Beach’s Houghton Park
  • Pan Am Fiesta, a multiday festival in Lakewood with carnival rides and entertainment
  • Friday Night Paramount, a monthly night market in the city of Paramount
  • Spring Fling, Cerritos’ annual festival, usually celebrated with performances by local artists
