Bay Shore's revitalization has filled it with shops and restaurants
Bay Shore in Suffolk County has come a long way since the 1990s when the vacancy rate on downtown’s Main Street was a shockingly high 40%. This is according to a New York Times article about the neighborhood’s past and present — how, after decades of explosive growth, Bay Shore fell into a state of disrepair and neglectful representation. What led to its eventual turnaround was a combination of plummeting property values and a feeling of sentimentality for the days when Bay Shore was a symbol of the American dream. Ultimately, residents knew that if they didn’t do something, their beloved neighborhood would stay stuck in a state of limbo. Bay Shore’s recovery has been nothing short of awe-inspiring.
Benefits to living north or south of the highway, LIRR to NYC
The advantages of living on the south side of the highway include a faster drive to beaches, marinas, Fire Island Ferries, and downtown Bay Shore Bandshell and various eateries. But living north of the highway has its perks too. Quick access to Sunrise Highway and Southern State Parkway makes zipping around the island easier. There’s also less traffic between Memorial Day and Labor Day from weekend warriors rushing out to their Hamptons time-shares and back to Manhattan on Sundays.
Speaking of commuting, a lot of Bay Shore residents take the Long Island Rail Road to work each day. Bay Shore has its own station, but depending on where you live, you may opt to use the Islip station. From Bay Shore, you can make it to Penn Station in about 60 minutes or so during peak hours. Add 10 minutes to your commute if you leave from Islip.
Nearby waterfront, shopping in South Shore Mall and local restaurants
There’s not much open green space in Bay Shore, though the waterfront — with its boating, fishing and swimming — is just a few minutes' drive away. If you want to walk laps on a chilly winter day, you’re close to the South Shore Mall, which has all the popular national retailers, like Macy’s, Sephora and Forever 21. There are also nearly two dozen eateries inside the mall, from The Cheesecake Factory to Olive Garden and Panera Bread. For the rest of the year, you’ll probably find yourself on one of the beaches on the south shore or on Fire Island.
The town of Bay Shore worked hard to revitalize the downtown area and attract and keep new businesses. But your options are not limited to Main Street when you want to go out for the evening. The Brewers Collective on North Clinton Avenue is an independent craft brewery and tasting room. Lulu’s Inne on Howells Road is a family-owned and operated bistro serving specialty seafood appetizers and entrees, including lobster, an oyster bar and three types of clam dishes; plus, traditional American fare like burgers, steaks and ribs.
Slightly higher prices south of Sunrise Highway
Real estate prices range from the mid-$500,000 to more than $800,000. On the south side of Sunrise Highway, a colonial-inspired house from the 1930s costs about $600,000 to $700,000. On the north side of the highway, you can save $100,000 and snag a large, ranch-style house from the 1970s.
Highly rated Bay Shore schools
There are numerous public and private schools in Bay Shore. The public schools are part of the Bay Shore Union Free School District, which is in the top 20% of districts in Suffolk County, according to Niche. Mary G. Clarkson and Brook Avenue elementary schools are two of the highest-ranking grade schools, earning an A and an A+ from Niche for overall performance and teacher performance. Teachers at Bay Shore Middle School scored an A from Niche and Bay Shore Senior High School earned an overall A and an A- for college readiness.
