The half of the beach that’s not part of the local event venue and two beach clubs is municipal and for residents only — with a couple major exceptions. “If you have 10 friends over, and you walk in with them, they’ll let them in on the beach and they won’t charge you anything,” DeLucia says. “It’s not like Long Beach — you can’t do that there. When you have guests, you can take them right on the beach with you, there’s no charge at all.” People who are renting homes from residents are also welcome on East Atlantic Beach. The neighborhood is mostly a year-round community, though, so while summer rentals do happen and make the neighborhood busier during the warm months, DeLucia says it’s only by a little bit — another difference that sets it apart from Long Beach. East Atlantic Beach also has lifeguards during the summer, secure locations where locals can leave their chairs and umbrellas between beach visits and a playground for younger kids. It’s a prime spot for locals to enjoy swimming and sunbathing, especially because it is often less crowded than Long Beach. Surfing can be a little dodgy at this beach because the sandbars here tend toward making waves close out. Better surfing spots are found in Long Beach and Lido Beach, but plenty of surfers still test out their skills here.Inland fixer-uppers starting around $700,000
East Atlantic Beach is almost entirely residential, and homes range from the expected Cape Cods, colonials, hi-ranches and new traditional homes to contemporary homes built anywhere between 1970 and 2000. Small fixer-uppers without direct water access typically start at around $700,000, though they occasionally dip into the $600,000 range, and max out at around $2 million. Homes right on the ocean or the bay usually range between $1 million and $4 million, though a few outliers rocket past this. The most expensive homes are typically on the ocean side, but this isn’t always true — one of the neighborhood’s priciest homes, worth an estimated $11.5 million, actually sits on the bay. Nearer the Atlantic, beachy tri-story homes become much more common, either built on stilts or over first-floor garages to help protect against flooding. Like other waterfront and island communities, flood insurance is a must here. Frequent block parties help strengthen East Atlantic Beach’s neighborly atmosphere. “They chip in and hire something for the kids,” DeLucia says. “A juggler, a clown, rides maybe.” A street is often blocked off for these events. There’s only one restaurant in East Atlantic Beach, which Posner calls “a charming beer garden.” Das Biergarten offers a wide selection of German-inspired food, but its pretzels and pretzel buns are particularly popular. It also has a long beer list and outdoor seating with umbrellas. “Of course, if you live here, you’ve got the option of walking next door to places like Dino’s with its coal-fired pizza over in Atlantic Beach or you’ve got Long Beach on the other side with tons of retail and bars and restaurants,” Posner says. Perhaps the most popular of Atlantic Beach’s spots is Beginnings, a bar and restaurant with a warm, bookshelf-filled interior. One block across the border with Long Beach, Beach Bagel & Deli is also popular and Key Food Supermarkets offers groceries.Internship program at Long Beach High
The Long Beach City School District has an A on Niche. West Elementary School has an A and a student-to-teacher ratio of 8-to-1. It’s also within walking distance of many homes in East Atlantic Beach. Children then move on to Long Beach Middle School, which has an A-minus, and Long Beach High School, which has an A. The high school has a student-to-teacher ratio of 10-to-1 and offers a program that allows students to complete an internship at local businesses like real estate and law offices or even the New York State Senate. Beech Street is East Atlantic Beach’s main thoroughfare, but even for a main road, it’s relatively quiet. Bus stops dot the road, and getting off the island is just a matter of driving west on it toward the Atlantic Beach Bridge, which brings commuters back onto Long Island. Alternatively, they can head east along it to Long Beach Station, where the Long Island Rail Road brings commuters to Manhattan’s Penn Station in just under an hour. St. John’s Episcopal Hospital is less than 4 miles away and John F. Kennedy International Airport is 9 miles away.
