Medford

Older homes from $350,000 in Medford
Ranch-style homes are common here, sitting alongside Cape Cods and newer colonial homes on quiet residential streets that aren’t always lined with sidewalks. Older homes sell for $350,000 to $750,000, while new houses usually go for $600,000 to $900,000. Condominiums and townhouses typically sell for $300,000 to $700,000. “In parts of Medford, you can buy a couple of acres in horse country, and then there are other parts that are a quarter-acre in a subdivision,” says Keith Dawson, a Realtor at Signature Premier Properties who has been selling in the neighborhood for 20 years. The CAP Index gives Medford a crime score of 3 out of 10, which is lower than the national average of 4.Career education at Patchogue-Medford High
Medford is served by three school districts, but most of it is part of the Patchogue-Medford Union Free School District, which Niche gives a B-minus. Children may attend Eagle Elementary School, which receives a C-plus, and Oregon Middle School, which has a B-minus. They can then move on to Patchogue-Medford High School, which scores a B. The school’s career and technical education program prepares students for future jobs, including cosmetology courses that get students ready for the state licensing exam. Stony Brook University is also 12 miles away.LIE and Sunrise Highway, LIRR to Manhattan
Medford has its own little station on the Long Island Rail Road, though it's also close to two others — including Ronkonkoma Station, where most residents start their commutes. It takes about an hour and 45 minutes to get to Manhattan from Medford Station during peak travel times, but leaving from Ronkonkoma just 6 miles west shaves off 15 minutes. The neighborhood is also between the Long Island Expressway and Sunrise Highway. With so many options, it's a breeze to head to New York City, the South Shore or to visit wineries on the North Shore. According to Dawson, it’s a major draw, and there’s “a big influx of people from Queens and Brooklyn that are headed east because it’s easy for them to commute if they’re working in the city still.” Patchogue also has ferries to Fire Island and Smith Point Beach.Outdoor recreation includes soccer leagues, Patchogue beaches
The Sipp Avenue Complex offers baseball, softball and soccer fields. “That’s where all the soccer leagues play, right over there on Sipp Avenue,” Dawson says. Other local leagues compete at the Medford Athletic Complex, a park that houses soccer, football and baseball fields alongside its playground. Golfers head to the Mill Pond Golf Course, and the popular Cathedral Pines County Park is about 7 miles away. “We’ll take our dog over there and walk him,” Chrzanowski says. “My son loves the playground. Before we had him, my wife and I loved to go down there and just camp for the night.” Beaches are even closer. Patchogue’s Shorefront Park, which is popular for its waterfront access and the band shell where summer concerts are held, is just 5 miles away.Dining and essentials along Medford Avenue
Despite its residential nature, Medford has a few beloved local restaurants. “Metropolis Diner has been there forever,” Dawson says. “You can just say you’re going to ‘the diner,’ you don’t even have to say Metropolis.” Opened in 1991, it’s particularly popular for its breakfast options, which are served all day. Just up the road, Pita House is a local favorite for Turkish food. Big box stores like Lowe’s, Target and T.J. Maxx provide essentials, and Sam’s Club is a go-to spot for groceries. Just next door, Patchogue is one of the most popular villages on the island. Its bustling downtown has undergone explosive growth over the past decade or so. The two communities are so linked that their names are often combined into “the Pat-Med area” or just “Pat-Med.” Trips to downtown Patchogue are a part of life for Medford residents. “Typically, most of the restaurants we go to are in downtown Patchogue,” Chrzanowski says. “You actually have the option to get real, authentic Chinese food or Japanese or Thai or West Indian — any kind of food you could think of, it’s here.”Pat-Med parades and festivals
Locals head to Patchogue for frequent events, from annual Christmas and St. Patrick’s Day parades to a summer concert series called Alive After Five. Every other Thursday, Patchogue shuts down for this celebration with live music, local vendors and activities for the kids. The Great South Bay Music Festival is another big event. “It’s once a day for three days, they have all kinds of different bands,” Chrzanowski says.
