At one point, owning a home anywhere on the Bay Shore represented the pinnacle of the American dream. People were drawn to this Long Island neighborhood because it was close enough to commute to New York City, and everybody was on a first-name basis. “Over the past 10 or 15 years, people have been flocking to Bay Shore,” says Ed Ryan, owner of the Ed Ryan Real Estate Group since 2009 and one of the top producing agents in Nassau and Suffolk counties. “Developers have built new subdivisions, condos and luxury apartments.” Ryan says the new construction has also been successful in attracting businesses. “New restaurants are opening here every day.” For trying out these new restaurants and traveling to the Long Island Rail Road stations at Brentwood and Deer Park, residents appreciate a mix of transportation options.
North Bay Shore bi-level builds
North Bay Shore offers proximity to the south shore of Long Island without as high of a price tag. The bi-level, ranch-style and Cape Cod homes that comprise most of the housing market in this community list between $330,000 for a three-bedroom and $670,000 for a remodeled four-bedroom home. Houses vary in age from the 1950s through the late 1980s and feature paved driveways. Backyards leave room for customizability, including fences for dogs to have an enclosed area to play fetch and run free. While residents do not get the bay views, they enjoy the bay breezes.

Navigating around North Bay Shore
To Long Island’s southern shoreline, North Bay Shore is around a 4-mile drive, placing it away from foot traffic but close enough to enjoy the beach at any time. Residents appreciate access to Brentwood and Deer Park stations, which are less than a 6-mile drive, making train rides into New York’s Penn Station a little over an hour's commute. Southern State and Sagtikos parkways cross in North Bay Shore, providing paths of convenience in every direction. John F. Kennedy International Airport (JFK) is a 40-mile drive and is the sixth busiest airport in the United States; locals know to plan their arrival times at JFK accordingly, factoring in security line time.

Mealtimes and South Shore shopping
North Bay Shore does not have a main line of businesses; instead, the restaurants, bars and bakeries are on almost every block. Pine Aire Fish and Deli is a family-owned and operated restaurant and fish market. In addition to fresh seafood, they also serve cuisine from El Salvador, including seasoned steaks, pupusas and paellas. Inventors of the Tipsy Tea line, Great South Bay Brewery, serve samples of their infamous creation alongside over 20 beers on tap. The community savor their brews while trying out the full-swing golf simulator onsite, playing trivia on Tuesdays and bingo on Wednesday nights. Off Fifth Avenue, Gala Foods Supermarket joins Food Bazaar and Brentwood Market in service as the neighborhood grocer. When wanting to shop the shelves of major retailers, locals drive to South Shore Mall, where they search from Macy’s to Foot Locker.

Benton basketball to Edgewood adventures
While Benton Park provides the community with a basketball court and soccer field to get in extra practice or play pickup games, North Bay Shore is a 4-mile drive to Edgewood Oak Brush Plains State Forest, where residents enjoy hiking and biking along the more than 23-mile trail system. Clarissa Drive Park is also in the neighborhood, featuring a softball field for pitch and batting practices beside an open field.
Classes in Brentwood School District
Within the Brentwood Union Free School District, students may attend Hemlock Elementary School through the fifth grade and begin at South Middle School in the sixth grade; both schools earn a Grade of C from Niche. Beginning in ninth grade, students may attend Brentwood High School, which Niche gives a B-minus grade. Brentwood offers over 65 extracurricular activities, before counting in their sports teams, such as their boys soccer team, which earned the First Class AAA Boys Soccer Championship in 2023. While views of the bay are one of the perks of living on Long Island, North Bay Shore residents view their proximity to the shore, the more affordable price tag and the decreased foot traffic of their suburban enclave as a welcome compromise.

A lot of places around town require kids to at least be 18 years of age. Kids under that age aren't really considered to work very often so they can't find jobs. A lot of kids do want to work but don't have the opportunity to due to their age.

It is not an area where I would want to live again, but it is not terrible. It is generally very quiet, but parties can get quite loud in the summer. Houses range from nice to rundown.
