Convenience and community at Long Island’s center
Named for the view of the abundant farmlands that once spread out around Manetto Hill, today’s Plainview is a lively suburban neighborhood full of shopping and dining options. “Plainview is kind of in the middle of the island, very close to all of the highways, so it’s more accessible,” says Zehava Friedman, a Realtor at Coldwell Banker who has lived in the community for 23 years. She adds that nearby shopping centers and hospitals add convenience, but once people move to Plainview, they find other reasons to stay. “I think people are very community-based here. They help each other,” Friedman says. “We had a girl a couple of years ago who had a really horrible skiing accident, and the community really came together to help collect money for the family for her medical treatment. So people are always really willing to help. I think the people make a place, and we have a lot of very good people living here.” The CAP Index crime score here is 1 out 10, lower than the national average of 4.
Houses with finished basements, fixer-uppers from $500,000
Hi-ranch, split-level and colonial-style homes are common here and often have finished basements. “If you compare to other areas around it, like if you take a split in Jericho versus a split in Plainview, you’re going to get equal land and an equal house, but it’s going to cost you a lot more in Jericho,” says Barry Paley, an investor/owner and associate broker at Keller Williams who has been selling here for 20 years. “The taxes are no shrinking violet there, but they’re not as high as they are in other areas. Just a decent bang for your buck.” Fixer-uppers can drop as low as $500,000, but most homes start at $700,000 and prices can climb to about $1.8 million for a large five-bedroom new construction. An older but fully updated home could start at around $900,000. According to Alan Jurmain, a licensed real estate salesperson at Daniel Gale and Sotheby’s International Realty, competition particularly strong in the lower price bracket, where first-time homebuyers face even more competition from a trend where people are buying fixer-uppers, knocking them down and building 3,000-square-foot homes in their place. “That creates even more demand for first-time homebuyers,” Jurmain says. “It’s very very competitive and we see homes disappearing, on average, in three weeks or less.”
The highly rated Plainview-Old Bethpage district
Another major draw to the neighborhood is the Plainview-Old Bethpage Central School District, which Niche gives an A-plus and places among the top 25 school districts in New York. Children can attend Stratford Road Elementary School, which has an A-plus, before moving on to Plainview-Old Bethpage Middle School, which has an A, and Plainview-Old Bethpage John F. Kennedy High School. The high school, which has an A-plus, offers extracurricular activities like robotics, writing and language clubs.
Highway access, nearby LIRR, Plainview Hospital
Easy access to major highways like the Northern State Parkway, Long Island Expressway and Seaford-Oyster Bay Expressway make it a breeze to get nearly anywhere on Long Island. Commuters who rely on the train to get to work in New York City drive less than 3 miles to Bethpage Station. From there, the train takes about 50 minutes to reach Pennsylvania Station. Plainview Hospital is also located right in the neighborhood, which Friedman says is another draw.
Sports games and swimming at Plainview-Old Bethpage Community Park
Plainview-Old Bethpage Community Park offers a playground alongside athletic fields and courts. On a hot summer day, residents flock to the park’s pool to cool off and have fun. Manetto Hills Park’s wooded trails make it a great place to hike or bike. Residents can pick up the Bethpage Bike Trail in the neighborhood, which leads south through Bethpage State Park and Massapequa Preserve, ending just a few blocks from the waterfront of the South Shore. “It’s a very sophisticated network of trails,” Jurmain says. “For someone like me, you can either be on a hard path, driving north to south, almost to the beach, or you can be in the woods, where they have bike trails for mountain bikers.” Island Rock is a popular spot to get some indoor exercise.
Shopping plazas throughout Plainview
Little shopping plazas scattered throughout the neighborhood provide a variety of shopping and dining close to home. La Piazza Pizzeria & Italian Kitchen is popular for its buffalo chicken pizza, Miko Sushi & Hibachi is a favorite spot for dinner, and The French Workshop offers sandwiches as well as sweets like macarons and crème brûlée. Major retailers like T.J. Maxx, Banana Republic and Sephora provide plenty of places to spend an entire day shopping, and groceries are available at ShopRite, Trader Joe’s, Lidl and John’s Farms.
Vendors, food and activities at Spring Fest
The community throws a few events throughout the year, including a Memorial Day parade, but the biggest event of the year is an all-day street fair called Spring Fest. Held in May, the festival is thrown by the Plainview-Old Bethpage Chamber of Commerce and admission is free. “There are a lot of vendors, and we have a bouncy house,” Friedman says. “There’s axe throwing; last year, we had a dunk tank. It’s just a nice day out.”

Good place to live. School are excellent. It is a calm and safe neighborhood that allows for good living. Recreation activities are many, including state and community parks. Shopping is convenient, allowing for easy access to necessary needs.
