Leafy Long Island suburb with old world charm and modern convenience
Located in north-central Long Island, Smithtown is a hamlet steeped in both Native American and colonial history. Today, this upmarket suburb is sought out for its tree-lined streets, bustling downtown, top-rated schools, commuter-friendly transportation and abundant nature. Old-world charm balances out modern-day convenience and practicality. “What my buyers are drawn to in Smithtown is its location and proximity to major highways,” says Christine Daddio, an agent with Howard Hanna Coach Realtors and a local resident. “The beautiful parks, beaches and golf courses are major selling points too.”

Main Street has a large offering of independent and chain stores
A segment of New York State Route 25, Smithtown’s Main Street winds through quiet residential areas to the north and south. “The downtown area consists of a lot of restaurants and shops,” says Daddio. “There’s a great variety of independent and chain businesses, everything from themed bars to jewelry stores and dry cleaners. Everything you need can be found there.” Popular eateries include Italian mainstays Casa Rustica and La Famiglia. Salsa Salsa of Smithtown is a cozy haunt that serves Mexican standards. Katie’s is a wood-paneled bar with outdoor seating and live music. Other trendy restaurants include Thai House, Rakkii Ramen and H2O Seafood & Sushi. Tous Les Jours is a locally beloved bakery. A wide variety of homes on streets lined with old growth trees
Although much of central Long Island is facing a housing shortage, Smithtown has a wide variety of homes ranging from postwar co-op complexes with units selling for upwards of $220,000 to sprawling waterfront colonial and Tudor-revival mansions selling for $3 million. In between, bungalows, Cape Cods and ranches sell for $350,000 to $700,000, depending on size and condition. Attached Townhome-Style condos closer to the Main Street commercial area and Classic Long Island Hi Ranches spread throughout hover around the $500,000 mark. Larger Brookfield colonial, Center Hall colonial and a few postmodern homes fetch between $650,000 and $950,000. Newer millennium and historic mansions closer to the water top out at $3 million.
