There’s no new or trendy downtown area; it’s just a quiet neighborhood.” Its peaceful, residential atmosphere is one of its charms — but so is the fact that it isn’t far from all the shopping, dining and nightlife that downtown Farmingdale has to offer. The popular downtown, which Long Islanders voted “Best Downtown” in the Bethpage Best of Long Island Awards for the ninth year in a row in 2024, is just a mile away from South Farmingdale’s center.

Fixer-uppers from $500,000
Most of South Farmingdale’s residential streets are lined with sidewalks. Smaller homes tend to be Cape Cods and ranch-style homes, but larger hi-ranches, split-level and colonial homes are also incredibly common. Two- or three-bedroom fixer-uppers start in the $500,000 range, while homes that need little to no work range between $700,000 to $900,000. “South Farmingdale still can be affordable when shopping for houses on Long Island,” says Trish Bergin, a licensed real estate salesperson at Signature Premier Properties with six years of experience selling in the area. “It still offers an opportunity for a nice lifestyle.”

Career training at Farmingdale High
The Farmingdale Union Free School District gets an A-minus from Niche. Children can attend Woodward Parkway Elementary School, which also has an A-minus, Weldon E. Howitt Middle School, which has a B, and Farmingdale High School. Farmingdale High has an A-minus, and its career and technical education program offers experience in the culinary arts, accounting and law. Farmingdale State College is also just three miles away, which Bergin says is a plus for more than just the 10,000 students who attend school there. “It’s perfect for employment,” she says. “There are certainly a lot of people employed by the college.”

Major highways, LIRR to Pennsylvania Station
“South Farmingdale is very convenient for commuters who need to travel east or west because it’s right near most of the major roadways for travel,” Bergin says. Bethpage State Parkway, Southern State Parkway and State Route 110 all run along the neighborhood. The Long Island Rail Road’s Farmingdale Station is also just a mile from the center of South Farmingdale. From there, the train takes about an hour to reach Pennsylvania Station.

Local games at Ellsworth W. Allen Park
Ellsworth W. Allen Park is the biggest park in the neighborhood and one of the main parks in the Farmingdale area. It offers baseball, softball, soccer and football fields alongside tennis courts, so many local athletic leagues hold practices and games here while moms, dads, siblings and grandparents share local news and gossip on the sidelines. Smaller corner parks, like Dorset Park and Meadowwood Field Park, have a playground and basketball courts, and the Farmingdale Public Library offers indoor entertainment when the weather isn’t great.
According to Larry Theodore, a Realtor at Century 21 Dallow Realty with 38 years of experience, many people don’t realize that Bethpage State Park is so close — just 3 miles away. At 1,477 acres, the massive park is a favorite spot for hiking, biking and a variety of sports, including polo. Its biggest claim to fame, though, is the Bethpage Black Course. “It’s scheduled to host the Ryder Cup golf tournament in 2025,” Theodore says of the world-famous course, which has also hosted several U.S. Open Championships, a PGA Championship and the Barclays.

Shopping and dining along Main Street
G & L Bagels is a go-to for grabbing a quick breakfast on the way to work and Mary’s Pizza and Pasta offers a sit-down Italian dinner right in the neighborhood or delivers pizza for quiet nights in. For dessert, D & D Bakery is popular for its cookies and tres leches cake. A handful of local businesses, including a garden center, pet shop and tattoo parlor, are located in the neighborhood. Stop & Shop and Ideal Food Basket both offer groceries. Farmingdale Fall Fair
“Farmingdale village has annual music festivals and outdoor movie nights,” Theodore says. “There’s parades, carnivals, they have the Farmingdale Fall Fair,” Theodore says. The Farmingdale community also hosts a lot of events at Ellsworth W. Allen Park, including outdoor concerts.

Variety of stores in area from Walgreens to Ace Hardware. Supermarkets are either excellent (S&S) or iffy (Pathmark) Mall is less than five minutes away but has been less than full for the last few years.
