South Valley Stream, on the edge of Long Island and Queens, is a primarily residential area that attracts people looking for a suburban lifestyle within commuting distance to New York City. “Potential buyers will find great value in the area,” says Yadlynd Cherubin, an associate broker at Keller Williams Realty and owner of the Legacy Team. “The homes, the community feel, the location in itself—those things add a lot of value when it comes to homeownership.” South Valley Stream’s highly rated schools and abundant shopping opportunities are additional reasons people want to move there. “I literally have a list of buyers looking specifically in South Valley Stream,” Cherubin says.
South Valley is an unincorporated hamlet in the Town of Hempstead on Long Island.

A seller’s market on Long Island
The area offers Cape Cod and ranch-style homes with yards on streets shaded by mature trees. Prices typically range from around $550,000 to $1.1 million. Markets all over Long Island continue to experience low inventory and high demand, and South Valley Stream is no different. “Sellers are still getting a good amount of money for their homes, and there are definitely buyers out there,” Cherubin says. Pricing is key, she adds, noting that a home that’s priced right will find a buyer quickly. Renovated, move-in-ready residences with gleaming kitchens and bathrooms may even spark a bidding war and sell for over the asking price.

Top-notch schools within a supportive community
Students can attend Forest Road School, which gets an A on Niche and serves kindergarten through sixth grade. Valley Stream South High School starts with seventh grade and gets an A minus on Niche. “It’s a close-knit community. Everyone’s pretty much involved if they have school-age children,” Cherubin says.
