A 'mini version of the Hamptons' on the Great South Bay
Over a dozen little canals stud the coast of West Islip, serving as vital arteries that lead to the heart of the community: the water. Located on the South Shore of Long Island just off Babylon Cove, West Islip is ideally located for its residents to follow the call of the water through activities like sailing, boating, surfing, fishing and more. “West Islip is very much like our own mini version of the Hamptons, but more affordable and more accessible,” says Edmond Ryan, a licensed real estate broker and the owner of Ed Ryan Real Estate Group. “It’s corny, but kind of true. We’ve got the beautiful Atlantic Ocean, and I can’t stress that enough. That’s what it’s all about here.”
Beyond the water, community involvement is a big deal in West Islip. “There’s plenty of activities for kids — youth sports, organizations, school organizations and clubs,” Ryan says. “There’s definitely a strong community contingent with youth sports and there’s an organization called the Women of West Islip, the acronym is WOWI, and they’re very active in raising awareness for different charities. They’re constantly working for the better good of the community.” The water and involved community has proven to be a winning combination for many. “My brother-in-law lives in West Islip, he’s been there for over 30 years,” says Susan Lombardi, a licensed real estate salesperson at Douglas Elliman Real Estate who grew up nearby and has been selling homes here for nearly 30 years. “Anybody who comes to West Islip just loves it, and they end up staying.” Lombardi

Small inland homes starting at $500,000, waterfront homes in the millions
Most residents live just a few minutes — or a few feet — from the water. West Islip’s homes vary greatly, from little Cape Cods and ranch-style homes to hi-ranches, colonial-inspired houses and new traditionals. New traditional homes can be very large, especially when they’re by the water. Small, inland starter homes cost around $500,000, but bigger inland homes north of Montauk Highway usually max out at around $900,000. South of Montauk Highway, homes max out a little higher, going up to $1.7 million even if they’re not directly on the water; though homes at the upper end of this range may have reserved boat slips on a nearby canal just a short walk away. On the water, homes have private boat slips and increase significantly in price. They also tend to be bigger, but that isn’t always the case. “It’s amazing how many homes are over there on the water in West Islip,” McKenna says. “If somebody wants to live on the water, there are many, many canals and it’s just a great waterfront community.” These homes can dip as low $780,000 for a little four-bedroom house and can climb to nearly $5 million for huge, fully updated waterfront homes with larger properties and extra amenities like pools.
As a waterfront neighborhood, West Islip does have a moderate risk of flooding, though the highest portion of this risk lies with roads and infrastructure. Hurricane season definitely affects the area, bringing major wind factor risks. Getting home insurance to protect against the risk of flooding and wind damage is an essential part of living here. The CAP Index crime score is 2 out of 10, compared to the national average of 4.

Boating, fishing and swimming in the Great South Bay
West Islip draws boaters and sailors like it’s broadcasting a siren call, bringing them to the neighborhood for its waterfront, canals and marinas. “Man, if you’re a boater, this is the place to be; It’s a boater’s paradise,” says Larry McKenna, a licensed real estate salesperson at Signature Premier Properties who has been selling in the area for 17 years. Many who don’t have waterfront homes with private boat slips launch from the West Islip Town Beach and Marina Park. Others may join the Babylon Yacht Club, which holds activities throughout the year, including the annual 4th of July Regatta and events through the cold season. West Islip Beach is a small but popular strip of sand where children play in the calm waters of the bay, bury their friends in the sand or explore the playground. Local sports practices and games often take place at West Islip Beach and Marina Park, too, or more inland at Anthony Casamento Park, which also has a pool. “Sports are big in West Islip,” Lombardi says. “They have baseball, football, lacrosse, soccer. And they have the PAL sports, too, so that the young, young kids can start at an early age.”
Just outside the neighborhood, Gardiner County Park is another favorite spot with a dog-friendly beach and plenty of wooded hiking trails, though locals recommend bringing plenty of bug spray. “That’s the one that has the trail to hike right down to the bay and they have the jungle gyms for the kids, they have the dog park that’s fenced in and you can just let your dog go and play,” Lombardi says. “That’s always really busy.” For bigger ocean beaches, Fire Island isn’t far, and locals have their pick of how to get there. They can drive across the nearby Robert Moses Causeway or drive about 4 miles to Bay Shore’s ferry. “The duration of time it takes to get there depends upon which town within Fire Island you’re going to. But average 25 or 30 minutes, say, from Bay Shore to Ocean Beach,” Lombardi says. “And if you have your own boat, you can zoom over there and have dinner or lunch and then come back. You don’t have to worry about the ferry.” Robert Moses State Park is also only 7 miles away.

Athletics at West Islip High and St. John High
West Islip Union Free School District has a B-plus from Niche. Children can begin their educations at Paul J. Bellew Elementary School, which has a B-plus, and Beach Street Middle School, which has an A-minus. Every student in the neighborhood then moves on to West Islip High School, which has a B-plus and was designated a National Blue Ribbon School in 2020. It also has a reputation for having a great athletic program, especially when it comes to its lacrosse teams. In 2024, its girls’ lacrosse team won both the Suffolk County and Long Island championships. Alternatively, St. John the Baptist Diocesan High School earns an A on Niche. Located right in West Islip, McKenna says this private school is also really well known for its athletic program.

West Islip County Fair and Italian Family Feast
The West Islip County Fair is one of the neighborhood’s regular events, kicking off in September. “It draws hundreds of vendors from all over Long Island and it draws a big crowd down in our parade grounds, which is commonly referred to by the people as the Library Field,” Ryan says, adding that it’s right behind the West Islip Public Library. In addition to local vendors, the fair features live music, bouncy houses, face painting and more. The annual Italian Family Feast is hosted by Our Lady of Lourde’s Church, featuring tons of food, carnival rides and games. West Islip residents also often venture out to the Captree Dockside Family Festival. Just 7 miles away, it also features live music, pony rides and a magic show.

Major highways, LIRR to Manhattan, Good Samaritan Hospital
The neighborhood is surrounded by major highways, including the Babylon Northport Expressway, Robert Moses Causeway, Sunrise Highway and Southern State Parkway. Commuting the 48 miles to Midtown Manhattan takes about an hour and 15 minutes by car in light traffic. The Long Island Rail Road’s Babylon Station is just over a mile away and reaches Manhattan’s Penn Station in about an hour. Good Samaritan University Hospital and its cluster of doctor’s offices are also located in the neighborhood, serving as a major employer and making it easy to get medical care. “It’s currently undergoing a 300,000-square-foot new construction. It is a good hospital, though, I’ve been there many times,” McKenna says, adding that his wife used to work there and that both of his children were born there. “Whenever we used to get sick, when anybody needed a hospital, even though there were closer hospitals, Good Sam has always been one of our favorites.” Long Island MacArthur Airport is 15 miles away and John F. Kennedy International Airport is 30 miles away.

Local restaurants, more options in Babylon and Bay Shore
Brownstone’s Coffee is a popular spot to start the day with breakfast or brunch, and Besito Mexican Restaurant is known for its ribs and margaritas. Our Little Italy Pizza & Pasta is also an incredibly popular spot. “We take out a lot from there, and if you’re ever having a party they’re just — I’ve called at the last minute and said, ‘Can you get me a tray of chicken parm?’ And they’ll fill that tray, and it is absolutely delicious,” Lombardi says. “They have wonderful vodka sauce, so whenever I have parties or gatherings, I will order from them.” For more upscale meals, Primi Italian Steakhouse is the place to go. “They just underwent a huge renovation, it’s beautiful,” Lombardi says. “Now they have brunches on the weekends. There’s food, there’s drinks, there’s music. There’s a person standing up on top of the bar playing music. But their food is delicious. Usually, when we go there, we have the porterhouse for two, and they probably have the best tiramisu I’ve ever had anywhere.”
West Islip has a handful of local shops, including a bicycle shop, florist, auto parts store and reptile shop. Southdown Marketplace, Stop & Shop and Best Farms provide plenty of options when residents need groceries. There are even more shopping and dining options in Babylon and Bay Shore, which each have bigger, more concentrated downtowns than West Islip.

I have been living in West Islip for over 40 years, Schools are very good. Crime rate is very low. Neighbors are wonderful. Good Samaritan Hopital is a very good hospital. Sports clubs are good and it is close to the Babylon Train Station.

It is a good geographic location as it is close to NYC and all its history and culture. West Islip is also close to Eastern Long Island's Hampton's, Montauk and North Fork. My family takes the ferry to Connecticut from the North Fork often to get to Connecticut and Rhode Island which is convenient. The beaches locally are world class with soft sandy beaches. I am able to sail, boat and fish locally. However West Islip lacks diversity.
