Kensington’s sprawling residential streets of homes
Kensington’s expansive suburban landscape lends to a variety of housing styles. In the west, closer to downtown, homes are lined along gridded residential streets with alleyway access. Bungalows with cottage-inspired features and traditional single-story homes built in the 1940s are common. These properties span 900 to 2,500 square feet and cost $450,000 to $700,000. Contemporary condos built in the 1980s go for $200,000 to $425,000 and are usually within their own community complexes.Farther east toward Fox Hill Club, the streets are winding in loops and cul-de-sacs. Homes are more spread out, with larger yards complemented by mature trees. Alleyways are replaced by driveways that lead to attached garages. Traditional ranch-style homes built in the 1970s are popular, as are multi-story Craftsman homes with front gables, pointed roofs and stone accents. These properties span 1,100 to 3,000 square feet and are priced between $425,000 and $825,000. “It’s one big community with no homeowners association,” Dudley says. “It’s mostly single-family homes, although there are a few duplexes and triplexes. No apartments though.”
Downtown Longmont’s shops and restaurants
While Kensington is primarily residential, the neighborhood is caddy-cornered by two commercial areas in the west. Downtown Longmont is located along Main Street and has dozens of local shops and restaurants. Ivy Rose is a unique clothing boutique, while Fig and Ivy sells environmentally friendly home décor. Miss Krissy’s Bistro specializes in southern-inspired comfort food with an internationally influenced twist. There’s also Rosalee’s Pizzeria and Lucile’s Creole Cafe, which serves Cajun breakfasts. Simply Bulk Market is a natural goods store with food items and essentials, though there’s also King Soopers about 2 miles away on Pace Street.East Third Avenue runs along Kensington’s southern border and has its own smattering of restaurants. Abuelita’s serves traditional Mexican cuisine, and Georgia Boys BBQ prepares smoked meats daily. On Lashley Street, Las Americas Tortilleria is an international grocery store known for crafting freshly baked tortillas and corn products.
Neighborhood parks, trails and golf courses
Multiple green spaces are scattered throughout Kensington. “There’s a trail system that goes through the neighborhood in multiple ways. The paths will typically lead you to the parks and the elementary school,” Dudley says. Kensington Park is located along the Spring Gulch Greenway, with both a stream and trail running through the park. There are two playgrounds, a basketball court and paved walking paths that circle a duck pond. A handful of public art displays can be found along the walkways. Down the road, Collyer Park has a train-themed playground with swings, plus tennis and pickleball courts. Rothrock Dell Park is across the street from Rocky Mountain Elementary and borders the Oligarchy Ditch. The park has large grassy fields, a baseball diamond and a roller hockey rink.Kensington’s eastern border follows the grounds of Fox Hill Club. The private country club has an 18-hole golf course, a fitness center and an outdoor pool. Additionally, members can meet up for several social events throughout the year, including a Winter Gala and a Kentucky Derby party.
Getting educated by Saint Vrain Valley schools
Families living in Kensington can send their kids to either Columbine Elementary School or Rocky Mountain Elementary School, depending on where they live in the neighborhood. Columbine earns a C grade from Niche while Rocky Mountain has a C-plus—both are STEM-focused schools. Trail Ridge Middle School has a B-minus grade and a strong performing arts program. Skyline High School maintains a B and is known as the flagship school for the IBM P-TECH program, in which high school students can graduate with an Associate Degree in Applied Science through Front Range Community College.Traveling in and around Kensington
Kensington’s residential streets and sidewalks create a walkable neighborhood, and the loops and cul-de-sacs on the eastern side are ideal for afternoon strolls. Bike lanes and multi-use trails contribute to a cyclist-friendly area. In fact, Kensington has a Bike Score of 78 out of 100. When it comes to commuting outside the neighborhood, access to US Route 287, known as Main Street, is directly west. Colorado State Highway 119, known as Ken Pratt Boulevard, runs about 2 miles south. Regional Transportation District (RTD) has bus stops along Alpine and Lashley streets, as well as Third, Fourth and Sixth avenues.
