East of McIntosh Lake lies a sprawling network of residential streets lined with single-family homes. Contemporary multi-story houses are common, with some sporting Craftsman-inspired features like stone accents, dormer windows and front porches. These properties range from 2,200 to 4,000 square feet and can cost $640,000 to $1.3 million. Lakeside homes with waterfront views are found at the higher end of this range compared to homes located east towards Hover Street. “You get into some pretty pricey areas the further west you go in Longmont,” Lomax says. There are also brick ranch-style homes and split levels in the neighborhood that cost between $525,000 and $825,000.A handful of homeowners associations are prominent in McIntosh. Single-story patio homes and bungalows are common in neighborhoods with HOAs. These properties range from 1,500 to 2,500 square feet and can cost $500,000 to $575,000. There are also apartment complexes in the area, such as The Shores at McIntosh Lake and Sky Rock Apartments.
Recreation for both water and land
McIntosh Lake and the surrounding open space take up nearly half of the neighborhood. As a public reservoir, non-motorized boating and fishing are allowed, though swimming is prohibited. “Paddleboarding is a big thing out there,” says Realtor Marie Raines, Co-Owner of Equity Colorado Real Estate. Visitors can use one of the multiple boat launches to get a kayak or sailboat out onto the water. There’s also a pirate-themed playground at the lake’s neighborhood entrance. Gravel trails surround the reservoir and wind into the natural area beyond, allowing parkgoers to explore nature and the wildlife. “Bald eagles have nests around the lake, and we’ve got foxes there too,” Raines says. Additionally, these trails continue and connect to other parks nearby.Dawson Park is lakeside, making it easy for shoreline fishing. The green space also has a playground, tennis courts and sand volleyball. Further north of the area, Flanders Park has a basketball court that can be used for roller hockey. Additionally, golf enthusiasts can travel a mile south of the neighborhood to the City of Longmont’s Twin Peaks Golf Course. There’s a full driving range and a practice facility to go along with its 18 fairways.
Saint Vrain Valley schools with quality programs
Families living in McIntosh are served by the Saint Vrain Valley School District. Hygiene Elementary School earns an A-minus grade from Niche and is considered a STEAM Focus School. Westview Middle School receives a B-plus and has a robust performing arts program. Longmont High School maintains an A-minus and is ranked as the No. 9 Best Public High School in Boulder County, according to Niche. McIntosh’s location at the western edge of Longmont, combined with its residential and natural landscape, makes the neighborhood primarily car dependent, despite its wide streets and sidewalks encouraging afternoon strolls. Ute Highway, also known as Colorado Highway 66, is accessible at the northern end of the neighborhood, connecting commuters to the rest of Longmont. In case of a medical emergency, CommonSpirit Longmont United Hospital is less than 2 miles southeast on Mountain View Avenue.Retail and restaurants on Hover Street
Shopping and dining options in the neighborhood are found at the North Hover business center. Danny’s Tacos is a casual Mexican eatery with breakfast and dinner entrees, while Thai 303 serves traditional curry and noodle dishes. Ziggi’s is a local coffee shop chain with specialty beverages and breakfast bites. Across Hover Street, there are fast food options such as Jimmy John’s and Carl’s Jr. On the other side of 17th Avenue, Centennial Square is a strip mall with a Safeway. There’s also a Doller Tree. Main Street is over 2 miles east down 17th Avenue for more retail and restaurants.
