Sub-communities of single-family homes
When IBM employees flocked to Longmont in the 1960s, Southmoor became one of the many suburban neighborhoods built to accommodate the population boom. As such, Southmoor has an expansive landscape that’s broken out into multiple subdivisions: Southmoor Park, Melody Valley and Skrbina. “I started the Southmoor Park Neighborhood Association as a project-driven entity, and we obtained a grant from the city to repair our signs,” says Realtor Daniel Kuhlman with JPAR Modern Real Estate, head of the SPNA. “Since we don’t have a homeowners association, it was our way of getting to help fix the area.” Most homes within these smaller communities are located along wide residential streets, with driveways leading to attached garages and manicured grassy lawns complemented by mature trees.Traditional split-level houses with brick and vinyl exteriors are a common sight, alongside ranch-style homes. These properties were built around the 1960s and 1970s, spanning 1,000 to 2,800 square feet and cost between $450,000 and $625,000. There are also several multi-story townhouses with attached units in the neighborhood. Prices range from $350,000 to $425,000. The Countryside Village of Longmont Manufactured Home Community sits on the southeastern side of the neighborhood past Main Street. Homes in this subdivision span 900 to 1,300 square feet and cost $75,000 to $155,000.
Longmont’s retail and restaurant corridors
While the neighborhood itself is primarily residential, Southmoor is surrounded by commercial corridors. “We’re ringed on the north, east and west with restaurants. It’s just so darn convenient,” Kuhlman says. Directly north of the neighborhood along Ken Pratt Boulevard, there’s a Safeway for groceries. Casa Agave is a local restaurant nearby serving traditional Mexican. Traveling east, past the intersection of Main Street, there are national retailers such as Lowe’s , Michaels, Best Buy and Famous Footwear, among others. Restaurants include The Italian Twist and Kona Hawaiian BBQ. Main Street itself has its own retail and restaurant options. The Southmoor Plaza business center has Rosario’s Peruvian Restaurant and Goodfellas Diner. Multiple car dealers and auto parts stores line the corridor as well.Quality schools within the Saint Vrain Valley
Families living in Southmoor can send their children to either Burlington Elementary or Indian Peaks Elementary School, depending on which side of the neighborhood they live in. Burlington earns a B grade from Niche, while Indian Peaks has a B-minus and provides early transitional bilingual instruction for students who speak English and Spanish. Sunset Middle School also has a B-minus and is an International Baccalaureate (IB) World Middle School. Niwot High School maintains an A Niche grade and provides an IB Diploma Programme.Longmont’s high school students interested in a specific career can enroll in Career & Technical Education (CTE) programs at the Career Elevation and Technology Center on Sunset Street. There are eight programs that provide work-based learning, including manufacturing, agricultural sciences, welding and fabrication and health sciences, among others.
Parks, greenways and recreation facilities
Neighborhood parks add variety and recreation to Southmoor’s suburban landscape. Kanemoto Park is known for its picture-worthy pagoda, which pays homage to traditional Japanese culture. The green space also has a playground, an outdoor seasonal pool, multi-use fields and a picnic area. Affolter Park has large grassy fields for sports, events and activities. “You definitely see a lot of birthday parties and family get-togethers at the parks,” Chittick says.Left Hand Creek and its nature trail wind through the neighborhood. “One of the main attractions of the area is the greenbelt that runs through it,” Kuhlman says. “It’s a fabulous thing, about 6 miles of equidistance from Sandstone Park and Niwot.” When it comes to indoor fun, the City of Longmont’s Recreation Center provides both free play opportunities and fitness classes. Members and day-pass visitors can scale the rock-climbing wall, run on the indoor track or go for a swim at the aquatics center.
Getting around and beyond Southmoor
Southmoor’s wide residential streets and sidewalks are both pedestrian and cyclist-friendly. “I think folks who really value nature enjoy living in the neighborhood. You see people out and about walking there all the time,” Chittick says. When it comes to traveling outside the area, commuters can take US Route 287, also known as Main Street, and head north, about 2 miles to downtown Longmont. The neighborhood also has access to Ken Pratt Boulevard, or Colorado State Highway 119. Multiple area attractions provide weekend entertainment for the neighborhood. East of Southmoor, on the other side of Main Street, the Longmont Museum celebrates the city’s history, art and culture through interactive exhibits and community programs. There’s an adult creative exploration series and a teen craft and create club. Northwest of the neighborhood, on Hover Street, is the Boulder County Fairgrounds, which doubles as a campground. The open space hosts the Boulder County Farmers Market every Saturday during the summer, with live music and over a hundred local produce and artisan vendors.
