Providence is a master-planned golf community in growing Polk County

The gates of Providence open to a landscape of green fairways, glistening swimming pools and breeze-rustled palm trees. The resort-style scenery, selection of amenities and relatively low homeowners association fees have drawn people to Providence for years. The master-planned community debuted in the 2000s, and builders continue to add new homes to this golf course development. Plus, Providence is now in the path of Orlando’s sprawling growth. Homebuyers and builders are increasingly moving southward from Orlando into Polk County, home to Providence.

Townhouses and custom designs with golf course views

Builders have constructed several communities and nearly 2,000 homes across Providence. Floor plans and prices vary by development, but generous square footages, compact lots and Mediterranean architecture are common throughout the community. A few of the developments that make up Providence include:

  • Golf Club Villas, three- and four-bedroom golf course townhomes built by FID Homes that sell from the upper $300,000s to the lower $400,000s
  • Garden Hills, three-, four- and five-bedroom homes built by Lennar that sell from the lower $300,000s to the mid-$500,000s
  • Hampton Green, three- and four-bedroom custom homes on the golf course built by ADB Development Co. that sell from the upper $700,000s to $1.3 million
Nearby communities such as Davenport are known for their wide selection of vacation rental homes, but rentals are rare in Providence. The community restricts vacation rentals to only a handful of streets in the community, so you’ll likely have the same neighbors year-round.

What’s included with HOA fees

In addition to mortgage payments, residents have to pay HOA dues. However, the monthly cost of $140 is less than what many nearby planned communities charge. Plus, Providence doesn’t collect Community Development District fees, which are common in Florida’s residential developments. “There aren’t too many communities that provide as much value with the cost of the HOA,” says Greer Kunkle, broker-owner of Kunkle Realty Group and a longtime resident. “It’s well-managed. It’s a gem.” A few of the amenities included with HOA dues are:

  • A resort-style pool for relaxing and a lap pool for exercising
  • A fitness center with space for aerobics and karate
  • A dog park
  • Tennis and pickleball courts
Rounds at Providence Golf Club’s 18-hole course aren’t covered by HOA payments, but residents get discounted rates when they play the public course.

Getting to Disney World, Orlando International Airport

Providence is close enough to Orlando to enjoy its world-famous attractions. Some residents regularly make the drive to Walt Disney World Resort, less than 15 miles away. “Most people here have annual passes if they’re Disney fans at all,” Kunkle says. If you don’t want to put up the money to visit Disney World’s theme parks, it’s free to park at Disney Springs and explore the complex’s waterside restaurants and shops, which include fashion brands such as Uniqlo, lululemon and Kate Spade.

Locals can also go to Orlando to catch a flight from Orlando International Airport. Located 30 miles from Providence, Florida’s busiest airport offers direct flights to more than 170 destinations around the world.

Technology and hospitality careered education at Davenport High

Polk County Public Schools serves Providence, and teens can take classes at Davenport High School. Students at the school can join one of several career-focused academies. For example, the Academy of Leadership, Technology and Agriscience helps students earn industry certifications in modeling & simulation or agritechnology, while the Academy of Hospitality & Marketing teaches courses on interior design, tourism and culinary arts.

Where to go shopping and eat out

One of the biggest changes Kunkle has witnessed in more than 10 years of living in Providence is the emergence of nearby shops and restaurants. “When we first moved here, it was out in the sticks, so there wasn’t much,” he says. Today, a shopping center just over a mile outside Providence’s gates houses a Publix, nail salon, fitness studio and a few restaurants. Mayaki Sushi & Izakaya serves ramen, rolls and bulgogi steak, while Tap That Beer House lets you pour your own brews from a wall of 40 beer taps. Plus, U.S. Route 17 leads to The Home Depot in South Kissimmee and to rows of bars and restaurants in Downtown Kissimmee.
