About 8 miles from the busy streets of downtown Louisville, the green lawns of Hazelwood are a peaceful respite from the sights and sounds of the city. This quiet neighborhood is loved by its community for "The old school, family-oriented vibe and the leisurely, yet cultured lifestyle it offers," says Lisa Thames-Warfield, a Realtor "selling throughout greater Kentuckiana since 2010." Most homes around the neighborhood were built in the 1950s, so, though they are all unique, homes here all share a common theme of midcentury charm. Lots are big enough for outdoor activities like barbecuing and gardening, while front porches are ideal for chair-rocking and listening to the neighborhood's American robins sing in hackberry and Kentucky coffee trees or watching dogs and kids play outside together. Plus, with a convenient location right outside the Henry Watterson Expressway, locals have great access to the rich culture and business opportunities that Louisville is known for, both in the city and close to home. All of this also comes with a lower price tag, since “Home prices in Hazelwood are significantly lower than the average value of homes throughout Greater Louisville,” says Samuel Ault, a local Realtor with White Picket Real Estate. Combining affordability, entertainment and a pleasant, friendly atmosphere reminiscent of earlier times, "Hazelwood is a good place to be because it's still growing and turning. It's really one of The South End's best-kept secrets," says Thames-Warfield.

Affordable Hazelwood housing with remodeling potential
It may be for Hazelwood's unique combination of conveniences there is also a large rental market in the neighborhood, with investors buying a good portion of the inventory to rent out for families. Recently, however, "more homebuyers have also been moving into the area, so home values have been rising," says Thames-Warfield. Walking through this flourishing neighborhood, residents will notice wide, tranquil streets and well-kept landscaping shaded by tall, leafy trees. Craftsman, bungalow and cottage-style houses from the 20th century are most common and, with an average sales price of just under $140,000 dollars, Hazelwood homes can be purchased for about half that of Greater Louisville's average sales price. "It really is awesome affordability for the amount of house you get," says Thames-Warfield. Smaller midcentury properties can sell from $100,000 to $130,000 dollars, while larger, more refurbished options can sell from $150,000 to $200,000 dollars. This provides an opportunity for homebuyers to find spacious, charming options without busting their banks, or invest in remodeling their own. "It's a spot you can put your own spin on things if you're up for making some renovations," says Thames-Warfield, stating, "You can get some good old classic character mixed with today's finishing touches; it's really nice." With affordability, solid midcentury construction and a peaceful, green neighborhood surrounding them, "It's easy to see why homes in Hazelwood sell so quickly,” says Ault.

TARC buses help locals get around town
To explore Louiville's diverse cultural landscape, residents are supported by the convenient transportation provided by Louisville's local Transit Authority of River City bus and shuttle system. Hazelwood residents are only stops away from popular attractions like Churchill Downs and the historic Palace Theatre, or local shopping and dining which can be found right along New Cut Road. And, with the Watterson Expressway just beyond the neighborhood, it's really just minutes to everywhere around Louisville by car," says Thames-Warfield. Commuters are just seven miles from downtown, and those traveling out of state can find the Louisville International Airport located just over three miles east of the neighborhood. In the case of a medical emergency, residents can find the nearest hospital downtown, just over six miles to the north.

Diverse eateries, shops and stores in Hazelwood
One highlight of Hazelwood is its proximity to a diverse array of shopping and dining. Right on Taylor Boulevard, residents can dine at La Guanaquita for authentic Latin American dishes like pollo con tajada (chicken with fried plantain) and chuleta ahumada (smoked pork chop dinner). Old Rascals Bar is also nearby for a quick bite or a beer, and residents can also take a turn with the mic during one of their karaoke nights. Shop for groceries at Family Dollar and Save A Lot, or head to the nearby Afia African Food Store, which stocks items from across Africa like dagaa (dried fish, also known as omena and Lake Victoria sardine) and African honey. At the nearby Iroquois Manor Shopping Center, Hazelwood residents can enjoy some East African, buffet-style cuisine at Banaadir Cafe and Grill, or order some delicious Bun Bo Hue and other traditional Southeast Asian dishes from Vietnam Kitchen.

Heading outdoors just south of Louisville
Some of Luisville's most popular parks are also close by, like Iroquois Park, where residents can play sports, attend plays, events and concerts at the park's amphitheater, or take in views of the city from the park's overlook. With 725 acres and an 18-hole golf course, “Iroquois Park is the best attraction in the neighborhood,” Ault says. Other park amenities include basketball courts and a roughly 3-mile biking trail where visitors can find a 130-foot tulip polar (Kentucky's state tree) that is believed to be the Louisville parks system's tallest tree. Hazelwood residents often come here to picnic, walk their dogs or join in on a pick-up basketball game. Nearby, Watterson Lake Park provides a peaceful option for fishing or quiet evening walks, while Wyandotte Park has a range of athletic spaces for residents to enjoy. Just outside of Hazelwood, the Park features a multipurpose field, baseball diamond and playground, as well as a "Great pickleball community," says Thames-Warfield.

Jefferson County schools within walking distance
Neighborhood kids can attend Hazelwood Elementary, which is right in the middle of the neighborhood and receives a C-minus from Niche. Many local parents choose to get involved at the local 15th District PTA. Area middle schools include Frederick Law Olmstead Academy South for girls and Olmstead North for boys, which are both rated C-minus by Niche. Activities at the former include archery and the latter offers engineering. Home of the Raiders, C-rated Iroquois High offers programs in construction, technology and JROTC.
Frederick Law Olmsted Academy - North is a public school with 510 students in grades 6-8.
Iroquois High School is a public school with 1,090 students in grades 9-12.

For baseball fans, the minor league Louisville Bats play their home games at the Louisville Slugger field, which is right along the river in downtown.
