Turning away from the industry and busy traffic of the area's main roads, Parkwood residents are greeted by a calm atmosphere of peace and quiet that hasn't changed since the neighborhood was first constructed in the 1950s and 60s. Tall oaks and leafy tulip poplars stretch their arched branches over green lawns, residents walking their dogs and children shooting hoops in the driveway or otherwise playing outside. Thickets of woods just beyond the residential areas and spacious outdoor areas give the neighborhood an open and natural ambiance despite its proximity to a major metropolitan center. “One of the biggest draws is the beauty of the natural trees and the forests,” says Cathy Henn, a real estate agent with Genesis Realty, LLC, who grew up in the South Louisville area. Homes here encompass a range of architectural styles and influences, but some dominant styles include ramblers, Split-Levels and colonials, with many featuring brick or Bedford Stone exteriors. Mined from nearby Bedford, Indiana, this rare limestone is "the last of its kind and is highly regarded for being both attractive and very energy-efficient," says Alexander. Most of the residences are single-family and include driveways, garages and oftentimes backyard pools. In the neighborhood’s gated community, Parkwood Ridge, homes display steep gabled roofs, exterior columns and stone facades. The average sales price in Parkwood is about $260,000 dollars, with most homes ranging from about $200,000 to $300,000 dollars and larger homes with four bedrooms and up to 3,500 square feet selling from about $375,000 to just over $480,000 dollars.C-rated Jefferson County schools nearby
Students in Parkwood attend Trunnell Elementary School, a public institution graded C-minus by Niche that serves students from Pre-Kindergarten through 5th grade. Trunnell Elementary follows the “Leader in Me” framework that focuses on leadership, culture and academics to improve student success and provide students and educators with lifelong tools for learning. For a public intermediate school, students feed into either Johnson Traditional Middle School or Olmstead Academy North, both rated C-minus by Niche. One perk of living in Parkwood is how easy it is to get out and find some green space. Iroquois Park, one of Louisville's most popular parks, is immediately east of the neighborhood, so residents can head out any time they want to take a peaceful walk, play some golf, or let their kids explore the playground. In addition to the Iroquois Amphitheater, which holds more than 2,300 guests, folks can also find stunning views of both the city and the surrounding natural landscape at the park's scenic overlook. Other amenities include disc golf, tennis courts, and even an archery range. On the other side of the neighborhood, residents can also take a short drive over to Waverly Park to fish, canoe or admire ducks swimming along the placid lake. The park itself covers nearly 300 acres and “has quite a few bike trails as well as hiking trails,” Cathy Henn says, explaining that she likes to walk here to clear her head and appreciate nature. For something more sporty, residents can also practice aiming for a hole-in-one at the nearby Bobby Nichols Golf Course, which is right next to Waverly Park.Nearby eats and treats from around the world
In addition to an abundance of convenient recreational opportunities, Parkwood residents also have great access to local services, shops and stores located along nearby thoroughfares like Dixie Highway or Manslick Road. Banks, gyms and groceries at Kroger are just a short stop from home, while a diverse collection of eateries can be found right around the corner. Residents looking for a bite to eat can check out O’Dolly’s Lounge and Restaurant on 3rd Street Road. Opening early and closing late, O’Dolly’s has a wide range of food and drink options, including South American classics. For West African cuisine and catering like jollof rice, fried plantains and whole-cooked fish, residents can also head over to African Best Restaurant. Alexander recommends Vietnam Kitchen for their Bun Bo Hue, a savory and spicy noodle soup from northern Vietnam with lemon grass and pork. Another popular spot is Colonial Gardens, a 100-year-old building located right across the street from Iroquois Park. The facility has a storied history; once home to Louisville's first zoo and later turned into a music venue frequented by rock and roll stars like Elvis Presley, Ted Nugent and Bob Seger, the complex now houses a selection of restaurants and eateries. The B.A. Colonial is one of several options that locals appreciate for its pleasant outdoor seating, live music and moderately priced menu of burgers, sandwiches, salads and seafood.
Commutes to downtown Louisville
Parkwood has minimal public transport, so residents in the area are typically car-dependent. Luckily for commuters though, residents can access downtown Louisville (which is just 10 miles north) and Route 264 using either Dixie Highway or Taylor Boulevard, both of which immediately border the neighborhood. Route 264 circles both urban and suburban Louisville, giving commuters access to the entire city and surrounding counties. When traveling out of state, Louisville International Airport is only eight miles away, while, in the case of a medical emergency, Mary & Elizabeth Hospital is less than two miles north, right on Bluegrass Avenue.
Tour the Waverly Hills Sanatorium
Right next to Waverly Park is the Waverly Hills Sanatorium, a former hospital built in 1910 for tuberculosis patients that is now on the National Register of Historic Places. Waverly Hills operates tours that attract thousands of visitors looking to learn more about the sanatorium’s history and stunning Gothic architecture.
