West Loop neighborhood builds on Lubbock’s growth

Long before homes sprung up in Bushland Springs, the dusty, South Plains had more wild prairie dogs than people. As Lubbock's economy took off, development moved west of Loop 289, creating new development and new opportunities. Today, the West Lubbock suburb of Bushland Springs offers reasonably priced new construction homes, award-winning schools, and access to some of the city's best shopping. Other Texas real estate markets have slowed, but Lubbock’s flat, open land has allowed the development of new residential communities on the fast track. “It’s wild," says Lubbock Neighborhood Planner Wilson Bowling. "It just keeps moving fast.”

Finely detailed new construction homes

Homes in Bushland Springs began construction in 2017, and the neighborhood continues to develop through additional phases. Most homes are contemporary ranch-style running between 1,500 and 2,000 square feet with at least three bedrooms and two bathrooms. Many have brick exteriors with modern interior design touches like granite countertops and open-concept floor plans. Single-family homes typically sell for between $220,000 and $300,000 while a selection of townhouses usually sells for between $180,000 and $220,000. These properties are typically around 1,500 square feet and have three bedrooms and two bathrooms along with attached two-car garages and covered patios.

High-achieving Frenship Independent School District

Students in Bushland Springs attend Frenship Independent School District, beginning at North Ridge Elementary School before moving on to Terra Vista Middle School and Frenship High School. Bushland Springs residents are minutes from West End Center, one of Lubbock’s largest shopping centers, including a Nike Factory Store, Duluth Trading Company, and Costco, as well as several restaurants. World of Beer Bar & Kitchen has hundreds of beers and a menu of premium burgers, sandwiches and tacos. Community Parks in West Lubbock

While Bushland Springs has no parks, Cooke Park is only 1 mile east. The City of Lubbock Parks and Recreation Department installed a new playground in 2023 with a fresh layout as part of a citywide strategy to upgrade park infrastructure. The park now has interactive musical equipment and a new zip-line experience called the “gravity rail,” which is equipped for children of all abilities to enjoy. A walking path and picnic pavilion are also available. One mile west, Hinojosa Park is a quiet piece of greenery with basketball and volleyball courts, plus a pavilion for picnics and cookouts. A few blocks south, Upland Crossing Park, located within the subdivision of the same name has community walking trails around a pond.

Access to downtown Lubbock on US-82

Bushland Springs is 9 miles west of downtown Lubbock, with the most direct route available via US-82. Residents are also close to Loop 289, which encircles the city and provides access to most of the Lubbock metropolitan area. With no public transportation available in Bushland Springs, a car is necessary. Citibus bus routes are available further east of the neighborhood, with stops at Wayland Plaza on 19th Street. Lubbock Preston Smith International Airport is 14 miles northeast.
