Whether it's because of the local businesses, centerpiece park or overall quaint design of its streets and sidewalks, Caprock is a classic American neighborhood. Its energy concentrates on the fields and sports courts in its central green space, which is frequently brimming with the post-service activities of local parishioners and their families. Meanwhile, lines of hungry customers form outside of popular breakfast joints, Mexican cantinas and flea markets. Yet all the while, residential streets are quiet save for the occasional basketball bounce or lawnmower hum. "Leftwich Park is right in the middle, there's a Sun'n Fun that has a really good pool and there's a really good church next to that," says Realtor Josh Lashaway of Williams and Company Real Estate. "It's got a lot of things that are walking distance, plus it's really central. You're right by South Loop, which takes you just about anywhere in Lubbock."

Midcentury ranchers with yard space
The majority of housing options in Caprock are single-family ranchers from the mid 20th century, often built between 1950 and 1979. Most of these homes come sporting exemplary facets of midcentury architecture, such as low-pitched roofs, stacked stone exteriors and attached carports, and are priced between $150,000 and $350,000. Their yards tend to max out around a quarter-acre, leaving modest space in the front and back yards for rock gardens and beds of pecan trees. Behind most homes are long alleyways stretching across the whole neighborhood. These alleys are where city services such as trash pickup happen. In front of most homes, a narrow sidewalk often buffers houses from the street.

Shopping local artisans at KK's Corner Mall
On 50th Street, Caprock Shopping Center serves the neighborhood with several big box retailers, such as a Ross location. For projects around the house, a Home Depot location is next door. Just west of the neighborhood, the popular grocery store Market Street offers a nearby place for pantry restocks. Surrounding Caprock on all sides are plenty of eateries that showcase Lubbock's culture of local business. KK's Corner Mall is among the most standout places to visit. For over 30 years, customers have gone there to shop the wares of over 120 vendors, including handmade artisan kitchenware and locally wicked candles. Other businesses have been around for decades too, like Orlando's Italian, which has served their "Mafia queso" since 1965. Lubbock's Breakfast House & Grill has won awards multiple years in a row for their menu of classic American breakfast items. Even some faster options are local gems, like Rosa's Cafe & Tortilla Factory, whose billowy house made tortillas draw in crowds from across the city.

Waterslides and catfish wrangling at Leftwich Park
The heart of Caprock is Leftwich Park, a 50 acre patch of paved trails that snake around a central fishing lake. Leftwich Park is adjacent to several facilities that surround it and feed into its activities. Multiple churches for various Christian denominations surround the park, meaning Sundays can get busy as parishioners head there for picnics, playground meetups and catfish wrangling. During the week, the sounds of balls hitting string beds and pickleball paddles ring out from the Burgess-Rushing Tennis Center. Next door, the waterslides, splashpads and lap lanes at the YWCA's Sun 'n Fun Fitness & Recreation Center help keep locals cool on hot days.

School zoning varies by location
Students attend different schools depending on where in the neighborhood they live. The majority of students begin school at Parsons Elementary, which has a Niche score of B and is located in the neighborhood. Those living west of Gary Avenue, however, attend Miller Elementary, rated A-minus. For grades 6-8, students are split the same way between Atkins Middle and Evans Middle, which have Niche scores of B-minus and B-plus, respectively. Once they reach high school, students reconvene at Monterey High, which has a B score.

Atkins Middle School has an overall B- grade from Niche.

Poolside hangouts and mahjong lessons
Most events in and near Caprock are organized by its businesses and institutions. Many residents attend regular services at one of Caprock's multiple churches, and often become involved with their events and activities, such Redeemer Church's poolside hangouts at the Sun n' Fun Fitness & Recreation Center. In the winter months, KK's Corner Mall has a holiday market with loads of family activities like meetings with Santa Claus. Throughout the year, KK's Corner Mall is the go-to place for mahjong, whether it be to play or learn with classes. On hot days, locals take their kids to the Science Spectrum & OMNI Theater for puppet shows and occasional pop-up zoos, as well as annual summer camps.

Car dependent with bus options
Several Citibus routes make stops on the major roads that surround much of Caprock, including several stops around Leftwich Park. But most Lubbock residents drive to their destinations. Caprock's proximity to Loop 2 makes commuting to anywhere around the city much faster than city streets.

Things to consider
Although there is a small 500-year floodplain around the lake at Leftwich Park, high water is not much of a concern for homeowners. Instead, the main factor to consider is usually in one's own backyard, where a service alleyway almost always can be found. "Technically, it's the city's property, but the homeowners are responsible to keep it mowed down. So, if you let it get above your knees then you get fined," Lashaway says.
