In central Lubbock, the Stubbs-Stewart neighborhood shares the city’s collective history, weathering the peaks and valleys of post-war economic development and the area's rapid growth as a regional center. Built around two elementary schools north of the 50th Street commercial corridor, Stubbs-Stewart is now seeing a flurry of new life as modestly priced homes attract investors and first-time buyers seeking opportunities to shape the neighborhood’s next chapter. Cole Whisenhunt, a Realtor with Keller Williams, says the Stubbs-Stewart of today is a product of that progression with investors and students looking for access to Texas Tech University and the city’s Medical District, all at lower prices for the area. “If anything, it’s an investor who says, ‘I saw this pop up’ or ‘I need to sell this,’ or maybe a college student is looking for something cheaper,” Whisenhunt says. While popular neighborhoods for students like Tech Terrace and Maxey Park are close by, Stubbs-Stewart is becoming an appealing option for those willing to move a bit farther south inside Loop 289. “They'll go across the street to be a little bit cheaper," Whisenhunt says, adding a familiar refrain for homebuyers in the neighborhood: "We want to be five minutes within campus, but we don't want to pay that price.”
Stubbs-Stewart is a residential neighborhood with opportunities for first-time homebuyers.

Modest ranch style homes
Houses in Stubbs-Stewart consist mostly of modest ranch-style homes. Most homes in the neighborhood are used as rental properties, but Whisenhunt notes a pocket on the neighborhood’s west side with a selection of finely preserved properties just east of Indiana Avenue. “I would say 43rd Street and 42nd Street, just a couple of blocks in, you have people who very much protect this area,” Whisenhunt says. “Then you go a little further and it's all rental property. And then over here, it's just college students trying to find something cheap for somebody buying their first home for around $130,000.” Some homes have treelined lots with mature pines and oaks with flowing branches. Most homes have garages, and many have carports to protect vehicles from the extreme Texas heat. Homes are typically priced between $100,000 and $300,000 with a median price of $143,000.

Lubbock's 50th Street corridor
As one of Lubbock’s older commercial corridors, 50th Street is an established thoroughfare lined with restaurants and small businesses. On the south end of the neighborhood, 50th Street was once Lubbock’s most important business sector, but as the city grew, development continued to move south. Despite these changes, many neighborhood mainstays continue to thrive. 50th Street Caboose has been a part of the community since 1990. With daily specials and authentic Tex-Mex dishes at its restaurant and bar, The Caboose also has 75 arcade games and pool tables, making it a fun stop for families and adults alike. Wide open West Texas green space
Just east of the neighborhood, Davis Park sits on eight acres of wide-open grassy fields and mature trees, with a walking path encircling the park for quiet, reflective strolls. South of the 50th Street corridor, Dupree Park has more than 35 acres with two tennis courts and a pond stocked with catfish for fishing. Numerous bird species call the park home, and Lubbock is a dog-friendly city, too. The Lubbock Parks and Recreation Department posts signage kindly reminding “dog guardians” to leash and pick up after their pups, plus a message for canines: "Grrr, bark, woof. Good dog.”

An active PTA at Stewart Elementary School
Students attend Lubbock Independent School District, beginning at Stewart Elementary School, rated B-minus on Niche. Dating back to 1961, the school has an active Parent Teacher Association that hosts movie nights and family engagement events to bridge the gap between educators, students and their families. Students move on to Irons Middle School, rated B-minus, and Coronado High School, rated B. For private options, A-plus-rated Christ the King Diocesan Schools is just south of the neighborhood, providing Catholic education for students K-12.
