Unpretentious and straightforward, Wester is a small neighborhood on Lubbock’s west side. Simple homes and apartments line the residential streets that branch off of Chicago Avenue, one of the community's main roads. The neighborhood is bordered by the Marsha Sharp Freeway, Loop 289 and Slide Road, giving residents easy access to the city’s major thoroughfares and major employers. “It’s a good part of town,” says Rex Alexander, a Lubbock native who grew up in the neighborhood and owner and Realtor at Keller Williams Realty. “It’s close to restaurants, movie theaters and shopping. It’s really got it all with the interstate going right through there.”

Skate Ranch is a Lubbock institution

Wester is ideally located between major Lubbock thoroughfares like Slide Road, the Marsha Sharp Freeway and Loop 289. Residents have an easy to commute to some of Lubbock's biggest employers, including Texas Tech University, the city of Lubbock and Covenant Health. The community is 12 miles southwest of Lubbock Preston Smith International Airport and 6 miles from Downtown Lubbock. Exceptional Community Hospital is less than 4 miles southwest of the neighborhood. For public transportation, Citibus has several stops on Chicago Avenue and Slide Road.

Single-story homes under $225,000
Most of the single-story and ranch-style homes in the neighborhood were built in the 1960s. Sidewalks line the gridded streets and mature trees dot the neighborhood. Many homes are advertised as starter homes for first-time homebuyers or rental opportunities for investors. A three-bedroom, two-bathroom home with a single-car garage can range from $125,000 to $225,000. Larger homes with four bedrooms can range from $165,000 to $285,000. Rentals are common in the neighborhood, as Wester is located close to Texas Tech University and Lubbock Christian University. “It’s a good rental market because we’ve got three colleges [in Lubbock], so there’s a lot of students,” Alexander says. “We love it because Texas Tech brings 75,000 kids nine months out of the year, which fuels a lot of our economy. I can’t tell you how many times [parents] will buy a house when the kids go to Texas Tech … and once all the kids get through Tech, they’ll turn around and sell it and they’ll make about a hundred grand.”

Less than 2 miles from South Plains Mall
The South Plains Mall is less than 2 miles south of the neighborhood and has brand-name retailers, a movie theater and national restaurant franchises like The Cheesecake Factory and Olive Garden. There are also locally owned shops and restaurants nearby like The Co-Op Public House, a contemporary farm-to-table restaurant that makes seasonal dishes and inventive cocktails with greens grown from an in-house hydroponic farm. Kids can walk to Wester Elementary School
Wester Elementary School is located in the neighborhood and receives a B-minus from Niche. Kids can then head to the B-plus-rated Evans Middle School. Coronado High School receives a B, and high schoolers can participate in career and technical education programs like agriculture, health science and architecture. Lubbock is home to three higher education institutions, including Texas Tech University, Lubbock Christian University and South Plains College.
Evans Middle School serves grades 6-8.
Wester Elementary School serves grades PK through 5.
