Fairview Heights, a neighborhood about 3 miles from downtown Lynchburg, has a rural atmosphere and is close to the James River and some major universities. The Virginia University of Lynchburg, a historically black college established in 1886, and Liberty University are nearby. “Liberty has a huge impact on the town,” says Sky Pacot, a Realtor with LPT Realty, LLC who has been selling homes for nearly three decades. Homes in Fairview Heights have good entry-level price points, Pacot says, which brings in a lot of first-time homebuyers. “A lot of them come from the college after graduating,” he says. Because it's outside the city, Fairview Heights has bigger lots of land compared to surrounding areas. “It has a very rural feel,” says Martin Donovan, a Realtor with Lauren Bell Real Estate, who has over 30 years of experience in the area. “It may not be as convenient as other neighborhoods, but it’s less expensive.”

Commuting on Campbell Avenue
Campbell Avenue, which runs through the area and turns into U.S. Route 501, is one of Lynchburg's main highways. Residents can also use the public bus service to get around. Lynchburg Regional Airport is 6 miles away.

Fairview Heights Recreation Center offers a place to host family reunions and birthday parties. There’s a small playground, tennis and basketball courts and picnic tables. Younger Park is named after a former Fairview resident, Dr. E. Franklin Younger. Here, people can catch some shade under the trees, or take their kids to the trike track and playground. Meanwhile, children can also enjoy summer field trips and reading programs at the Jubilee Family Center.
