Family friendly with 'super cute homes'
Fort Hill, 4 miles from Downtown Lynchburg, is close to shopping, dining, education and local health care. Named after Fort Early, the only remaining Civil War fort in Lynchburg, the neighborhood was the battleground for the 1864 Battle of Lynchburg. Residents may visit the Fort Early Artillery Redoubt and monument at the intersection of Memorial Avenue and Fort Avenue. The area is mainly residential, with a few eateries along Fort Avenue and a Kroger at the Chestnut Hills Shopping Center. “It’s close to shopping and is centrally located," says Alissa Williams, Realtor with eXp Realty LLC and resident. "It’s a family-friendly neighborhood with super cute homes.” The area is close to Liberty University, the University of Lynchburg and Central Virginia Community College, so many residents and investors use their homes as short-term rentals for students and their families.
Single-family homes from $140,000
“The houses are fairly close together,” says Gary Foster, Broker at Gary Foster & Co Realtors. “They do have nice yards, and most are useable. Lynchburg is the hill city, so many properties might have a large yard, but only a portion of it is useable because the rest is steep.” The main thoroughfare, Fort Avenue, has sidewalks, as do some of the more residential areas. Homes are set back from the street and have well-manicured rolling lawns with long driveways. Some homes have attached garages. “The neighborhood is a little older, so it’s not a typical cookie-cutter neighborhood like we’re seeing nowadays,” says Williams. Homes in the area tend to be Foursquare, minimal traditional, Colonial Revival, Cape Cod and ranch styles. “Streets named after states are the most expensive streets, and Fort Avenue has larger homes,” says Foster. Homes on these streets range from $300,000 to $400,000. Homes not on Fort Avenue or state streets range from $140,000 to $275,000. Townhouses and multifamily homes range from $270,000 to $300,000.
Nontraditional programs at Fort Hill Community School
Children may attend Perrymont Elementary School and Sandusky Middle School. Both Perrymont and Sandusky receive a C-plus from Niche. Students advance to E.C. Glass High School, which receives a B-plus. Within Fort Hill is Fort Hill Community School, which offers programs for sixth- through 12th-grade students who are unable to attend school in a traditional classroom setting. The program is nationally recognized and aims to accommodate educational, behavioral and medical needs. Residents needing health care may visit Centra Lynchburg General Hospital, 5 miles away.
Commuters use Route 29, and bus stops
Most residences in Fort Hill have walkable amenities, and students can ride their bikes to Liberty University. The area is close to highways, including Fort Avenue, Route 29, Route 128, Route 501 and others near the River Ridge mall. Bus stops line Fort Avenue for public transportation. Lynchburg Regional Airport is 5 miles away.
Liberty Mountain Snowflex Centre
Fort Hill Memorial Park is a private cemetery behind the Chestnut Hills Shopping Center. Residents may visit the park's rolling fields, but it is only encouraged if they are visiting a loved one. In the winter, residents may snowboard, ski or tube at the Liberty Mountain Snowflex Centre. Although Liberty University owns and operates the center, it is open to the public.
Chestnut Hills Shopping Center and River Ridge
At the end of Fort Avenue sits Chestnut Hills Shopping Center, which offers popular chain restaurants and local eats such as Milan Indian Cuisine and Koto Japanese Steak and Seafood House. Locals can also find a Kroger there for groceries. Nearby is Fort Hill Shopping Mall, which houses retailers and was acquired by Liberty University for extra student parking. River Ridge mall was recently remodeled with the help of Liberty University and boasts popular retailers and eateries. Residents may visit local malls for shopping, but most head to Downtown Lynchburg when searching for a bite to eat. “I go and eat downtown all the time,” says Williams. “It’s beautiful in the downtown area. My absolute favorite restaurant is called 7 Rooftop Bar. It has the most gorgeous views of the James River.”
Neighborhood gatherings, SeaQuest
“There are neighborhood gatherings. Most ones I’m aware of are on the state streets,” says Foster. “They have outdoor cookouts and picnics in someone’s backyard.” In River Ridge mall, SeaQuest, a chain aquarium and zoo, has land and sea experiences for all ages. Residents looking to attend religious services near home visit Grace Memorial Episcopal Church, Chestnut Hill United Methodist and Fort Hill United Methodist Church.
