Waterton, a small area in Boonsboro, is one of Lynchburg's most sought-after neighborhoods. “It’s an area with good, established landscaping and a lot of large homes,” says Ashley Eiban, a Realtor with eXp Realty LLC-Lynchburg who has lived in the city for nearly two decades. “There’s also a lot of history associated with the area. It has a kind of old-money vibe.” The area includes Boonsboro Country Club, which was built as a home in 1800 and opened as a golf course in 1929. Boonsboro Elementary School started as a three-room building in 1921 and has a long history of helping and engaging in the community. There’s just as much history in the homes, which includes Victorians, Angel says. “The homes usually have a lot of style and character.” While the area has a historic feel, it also maintains a trendy vibe, since it’s just 4 miles from Randolph College. “A lot of people buy their first home here,” says Stacey Angel, a Realtor with Red Door Realty who has been selling homes in Lynchburg for nearly a decade. “But I’ve also sold to retirees, so it attracts all different types of people.”

Potential homebuyers will find early 2000s new-traditional and older Victorian homes that range from $750,000 to $900,000. Prices can depend on the number of bedrooms and when the home was built. Most homes have long, winding driveways that lead to large front lawns and wooded backyards.
Shopping and dining at Boonsboro Shopping Center
Boonsboro Road is a main thoroughfare for Waterton residents. It’s home to the Boonsboro Shopping Center, which has popular food chains like Starbucks and Pizza Hut. Isabella's Italian Trattoria is here as well, along with Market on Main – Boonsboro, which serves breakfast and lunch every day except Monday when it's closed. There’s also a Food Lion for groceries, and clothing retailers like Talbot’s and LOFT.

Children can attend Boonsboro Elementary School, which earns a B-plus from Niche. Forest Middle School receives a B-plus and hosts an annual youth Jazz festival. Jefferson Forest High School, which also earns a B-plus, offers an early college program. For private education, students can attend James River Day School and move on to Virginia Episcopal School. Both earn an A-plus from Niche. Churches near Waterton include Holcomb Rock Baptist Church and Boonsboro United Methodist Church.

Peaks View Park is Lynchburg’s second-largest park and has multipurpose sports fields, a disc golf course and tennis courts. There is also a playground and plenty of trails for walking and biking. Boonsboro Country Club has a members-only golf course and swimming and tennis clubs. There’s also a restaurant inside called Malcolm Jefferson Grille, known as MJ’s, that’s known for its Sunday brunches. At Boonsboro Ruritan Club, kids play in the baseball league and adults host events like birthday parties and bridal showers. The Irvington Springs Farm is a popular space to rent out for weddings. People can also enjoy photo-ops in front of the floral mural, pick flowers to create their own bouquet, or attend flower therapy workshops.
Commuting on U.S. Route 501
Many residents commute to work on U.S. Route 501. The neighborhood attracts medical professionals since it’s near Centra Virginia Baptist Hospital. Waterton doesn’t have a public transportation service but is very walkable, Angel says. “I always see people walking the neighborhood to get around,” she says. Lynchburg Regional Airport is 10 miles away. While Lynchburg has an overall extreme risk of flooding due to the proximity of the James River, Waterton has a moderate risk.
