A Lynn community by Flax Pond

Settled in 1629, Lynn is one of the oldest towns in Massachusetts, which makes it also one of the oldest in the United States. Today, Lower Broadway sits by Flax Pond and the Agganis Athletic Complex, occupying a central location in the city. Sitting just under 15 miles north of Boston, Lynn offers homebuyers affordability and convenience. “For its proximity to Boston, Lynn probably has one of the lowest price points out of most of the suburbs in Greater Boston,” says Jose Rojas, who has been a Boston Realtor with over 20 years of experience at Success! Real Estate. Lower Broadway is divided into a leafy suburban pocket with single-family homes on the north side, and a commercial corridor on its south side. The area is connected to the Broadway thoroughfare, which makes it convenient to access local restaurants, retailers and the freeway.

Cottages and bungalows in a central Lynn neighborhood

Much of the residential properties in Lower Broadway are concentrated along the north side of the community. Housing styles run the gamut from bungalows and cottages to ranch-styles and Colonial Revivals. Built throughout the 1900s, single-family homes here can list between $450,000 and $650,000, with remodeled homes in the higher price range. Properties are about 1,000 to 2,000 square feet in size, and lots average around 5,000 square feet. The neighborhood’s overall landscape can be winding, and some houses either have porticos with staircases that connect to sidewalks or are built with elevated foundations. Front porches and picket fenced-in yards are also common, and the streets are usually tree-lined and connected by sidewalks.

Lynn Public Schools

The neighborhood’s elementary and middle schools are next to each other on the north side, near the 6-acre Magnolia Avenue Playground. Edward Sisson Elementary School serves students from kindergarten through fourth grade. Pickering Middle School has a 10-to-1 student-teacher ratio, and Lynn English High School has about 60% of the student population speaking English as a second language. The local high school offers an English Learner Program, AP courses as well as curriculums in applied technology and computer science. All three schools have a C Niche grade.

Outdoor opportunities around Flax Pond

Lower Broadway is near several bodies of water, including Flax, Sluice and Breeds Pond, all popular outdoor areas for residents to walk and relax. Locals are often spotted feeding ducks or walking their dogs at Flax Pond Rest Area. The namesake park also has public tennis courts and playgrounds. The Agganis Athletic Complex, which includes both Frasier Baseball Field and Manning Field, has a walking track that is open to the public. Those who like water activities or jogging along the beachside boardwalk can head 2 or 3 miles south to Nahant Bay and Lynn Beach, and hiking enthusiasts can go north to Lynn Woods Reservation, which is the second-largest municipal park in the country with over 30 miles of trails.

Restaurants along Boston Street

Boston Street is home to many eateries, small businesses and places to run errands, including CVS and Stop & Shop. Restaurants are concentrated around a pocket area on the north end, including Lynnapesaukee Four Winds Pub & Grill, a staple establishment serving wood-fired burgers and steaks. The pub’s outdoor deck area offers views of Sluice Pond and a relaxing atmosphere. Down the street, Mino’s Roast Beef provides hearty sandwiches and pizza rolls. Lower Broadway’s south side is mostly commercial and is home to Lynngate Plaza and Brookside Square, two shopping centers in the neighborhood. Lynngate Plaza has several big-box stores, including Big Lots and Dollar General, while Brookside Square has more local restaurants and service shops. Andy’s Breakfast & Lunch is a popular diner known for American comfort food.

City-wide events in Lynn

Each summer, the Lynn Arts & Culture Festival takes place in Downtown Lynn Historic District with trolley rides, live music and fun activities such as face-painting for children. Local vendors set up tent booths to showcase their crafted goods. Also occurring on the last Friday of May through September, Final Fridays is a public art event featuring workshops and exhibits by local artists, complimentary food and drinks and live performances.

Proximity to Boston

While Lower Broadway is largely connected by sidewalks, people still rely on their cars as the primary means of transportation. Those who work in the city can easily access Massachusetts Route 1A, which is several miles west of the neighborhood, and get to Boston and Cambridge in 10 to 15 miles. Commuters can also take advantage of the city’s MBTA commuter rail station in downtown; the Newburyport/Rockport Line can get to Boston’s North Station in three stops. MBTA bus routes are also available throughout the city, making it easy to access neighboring towns in the Greater Boston Area. The Boston Logan International Airport is about 10 miles south, and Salem Hospital is 4 miles northeast of the community.
