Commuter neighborhood in Lynnwood

Cedar Heights is a residential neighborhood with direct access to Interstate 5, only 2 miles from Lynnwood’s city center. “It’s a great commuter neighborhood because of the light rail nearby and easy freeway access to downtown Seattle. The transit options can also take you into Seattle’s east side,” says Real Estate Agent Josephine Sanger with Compass, who has about 8 years of experience in the industry. Despite the interstate’s noisy traffic, Cedar Heights maintains a peaceful suburban atmosphere. Single-family homes are in cul-de-sacs and zoned for high-performing schools in Edmonds.

Single-family homes south of the interstate

Most homes in Cedar Heights have front yards with decorative trees and shrubbery, lined along residential streets. “You typically get more space for the price point here, with large yards and room between neighbors,” Sanger says. Mid-century, ranch-style homes with brick and vinyl exteriors are common. These houses span 1,200 to 1,500 square feet and are priced from $600,000 to $850,000. A handful of split-levels built in the 1960s and 1970s are found in the neighborhood for similar prices. New Traditional multi-story homes from the 2000s are another familiar housing type. These cost $950,000 to $1.2 million for a house spanning 2,000 to 3,000 square feet. Some of them also share Craftsman features like gabled roofs and front porches.

B-rated Edmonds public schools

Families living in Cedar Heights can send their children to public schools in the Edmonds School District, which offers a handful of choice schools and programs. Cedar Way Elementary School earns a B grade from Niche and Brier Terrace Middle receives a B-plus. Both schools offer music programs. Mountlake Terrace High School also has a B-plus and, according to Niche, is ranked the No. 8 best public high school in Snohomish County. The school is the site of the district’s STEM Magnet Program, where admitted students can earn a STEM Diploma.

Traveling by car, bus or train

The wide streets and crosswalks in the neighborhood encourage walks and bike rides in some areas, though other transportation methods are required to leave the neighborhood. Interstate 5 runs directly north of Cedar Heights and can be used to head into downtown Seattle. Commuters can also use the Lynnwood City Center light rail station, located on the other side of the interstate, less than a mile away. “You see a lot of blue-collar workers in the Lynnwood area driving their own vehicles, but folks who are young professionals in the city tend to use the light rail,” Sanger says. Puget Sound Transit bus stops are dotted along 44th Avenue W and 212th Street SW. The Swedish Edmonds Medical Center is about 2 miles east. For commercial flights, the Seattle Paine Field International Airport is roughly 8 miles away.

Nearby shops and restaurants in Lynnwood

Cedar Heights is primarily residential, but limited retail and dining are found to the east of 44th Avenue. Urban City Coffee is a local shop with beverages and sandwiches. There’s also a Little Caesars and a Safeway. Sunshine Farmers Market is known for its locally farmed honey.

Less than a mile north of the neighborhood is Lynnwood Square shopping mall, with small businesses and chain restaurants like IHOP and Chipotle. Just Left Pub & Grill is a sports bar with Irish eats.

Parks and sports complexes in Mountain Terrace

While Cedar Heights lacks neighborhood parks, the city of Mountain Terrace has multiple green spaces nearby. Terrace Creek Park is roughly 2 miles south and is known as “Candy Cane Park” by locals for its red-and-white striped swing set and play structure. The 60-acre park also has an 18-hole disc golf course and an off-leash dog area. Across the street, Evergreen Playfield is a sports complex with a multi-purpose turf field, tennis courts and fields for baseball and soccer.
