The College District contains much more than just a campus
Located at the southwest corner of Lynnwood, the College District fits a college, a major highway, a diverse selection of restaurants and shops and even a large golf course into its compact boundaries. This neighborhood takes its name from Edmonds College, which moved its main campus to Lynnwood in 1970. Since then, this community college has come to serve over 17,000 students on an annual basis. Not only does the 50-acre campus imbue the area with a lively character, but dozens of grocery stores, imported food markets and local restaurants line the two local state routes and form a busy retail scene. Though housing options may be limited in this part of Lynnwood, those who live here never have to travel far for shopping, dining or recreation.
A small retail scene sits along the state routes
The Pacific Highway forms Lynnwood’s eastern frontier while also serving as one of its main retail thoroughfares. Mexican and Middle Eastern imported food markets share this highway with auto shops, Chinese and Vietnamese eateries and chains like Five Guys. State Route 524 forms the northern border and has its own selection of small businesses like the Gyros Kebab Grill, which serves halal dishes from across the eastern Mediterranean. In addition to local markets, larger grocery stores like WinCo Foods sit just 5 minutes down the Pacific Highway.

Golfing and indoor recreation
Around a quarter of the College District is taken up by the sprawling Lynnwood Golf Course, open to the public year-round since its founding in 1991. This course is slightly shorter than most PGA-quality courses, making it a go-to for casual visitors looking to golf among the evergreens. For indoor recreation, the Lynnwood Ice Center offers skating lessons and rentals. Across State Route 99, Lynnwood Bowl & Skate has been a popular local destination since the 1950s, as bowlers and roller-skaters can grab food and drinks at the bar for a relaxed evening.

A small, but diverse housing market
While the Edmonds College campus dominates the local real estate west of 68th Avenue, the eastern section is home to a small residential community largely developed from the 1960s to 1990s. Townhouses built in the 1970s, 1950s-built ranch-style homes and properties built as recently as the mid-2000s all sell for between $305,000 and $685,000, well below the Lynnwood median home price of $800,000. Most of the College District’s homes sit along short side-streets branching off from 68th Avenue, and they tend to feature expansive front lawns and driveways.

An A-rated high school and a growing college
Students study at the Edmonds School District, which includes College Place Elementary School - given a C-plus rating by Niche - in addition to the B-rated College Place Middle School and the A-minus-rated Edmonds-Woodway High School. Edmonds-Woodway encourage student success through a robust International Baccalaureate program and an innovative Intensive Support department that helps students develop social and career skills. Edmonds College, whose 50-acre campus takes up much of the College District, has recently expanded its scope from associate’s degrees to four-year academic programs.
College Place Middle School is where College District students can head before high school.

Easy access to Seattle and healthcare
With easy access to major highways, Lynnwood’s College District is just over a 30-minute drive from downtown Seattle to the south. Healthcare is close by at the Swedish Edmonds Campus, just a mile south of the college.
