A midcentury Lynnwood neighborhood in a bedroom community
The Lynnwood neighborhood of Meadowdale-Beverly Acres has changed significantly in the past few decades. “It used to be a very blue-collar, homogenous area and it’s become more diverse," says Chris Austin, a Windermere Real Estate broker who has bought and sold in Lynnwood for over 10 years. This change can be seen through a slew of international restaurants, community programs and local events. The area is also transforming in other ways, thanks to the brand-new Light Rail connection that allows smoother access to Seattle for all residents. Overall, the changes felt all over Lynnwood are trickling down to Meadowdale- Beverly Acres but its comforts and conveniences have remained the same.
Rambler and split-level homes on sizable lots
Lined with fir and pine trees, the residential areas include ramblers and split-levels. Some townhomes and condos are also available. “The housing stock tends to be from the sixties and seventies, and there are a lot of split-entry two-stories. You tend to see a lot of value with what you’re getting," Austin says. Homes occupy sizable lots, with the average lot measuring around 8,700 square feet. Renovations are a common —and oftentimes necessary—practice. The majority of homes range in price from $550,000 to $1.3 million, with the homes most recently updated on the higher end. Austin also notes that housing prices have been on the rise. "The same new construction home that sold for $1.2 million in 2024 would have sold new six years ago for half that price." Since 2023, the housing market has remained stronger with sellers, resulting in high prices and quick turnaround rates, with properties selling after 18 days on average. Finally, the neighborhood’s CAP Index Crime score of 4 equals the country’s overall score.

Diverse dining options and the Alderwood Mall
The many local businesses reflect the different communities around Lynnwood. Avanti Pizza & Pasta has been a local staple for over 30 years. Sam Oh Jung’s menu serves Korean specialties like bibimbap, kimchi and hot pot. LUMI Dessert Café offers different types of bingsu, a milk-based Korean shaved ice. Casual fare is paired with billiards and darts at Just Chill Pub & Grill. Groceries can be bought at Walmart Neighborhood Market, Grocery Outlet or G Mart Lynwood. Buying other necessities requires a short 3-mile drive to Alderwood Mall, which has a host of restaurants and shops as well as a movie theater. "There's not a lot of malls left around Seattle, so it really stands out," says Julia McConnell, an Adult Services librarian at Lynnwood Library.

Exploring the different parks around Meadowdale-Beverly Acres
Many of the local parks are within walking distance of the neighborhood. Meadowdale Neighborhood Park features a zipline, a wooded walking trail and a playground. Meadowdale Playfields, a large athletic complex with areas for baseball, lacrosse, basketball and soccer, offers several sports facilities. Just outside the neighborhood, a hike along the nearby Lund’s Gulch trail eventually leads to Meadowdale Beach Park. This hidden park doubles as a picnic spot and a place to find coastal flora and fauna.

Attending Edmonds School District schools
The Edmonds School District serves the neighborhood. Meadowdale Elementary School and Meadowdale Middle School both receive B-grades from Niche. Meadowdale High School has a B-plus and includes a robust electives catalog, with classes for stained glassmaking and earth/ space science.
The Meadowdale Elementary School serves the younger students in the Lynnwood area.
Meadowdale Highschool is just north of Seattle, WA and serves the city suburbs.

Residents can attend all Lynnwood events
The Lynnwood Library, just seven minutes away, offers lots of programs for its diverse community. "Because thirty percent of Lynnwood's population was born outside the US, our programs reflect that. For example, we have a big Hispanic Heritage month, West African community events, and we're about to celebrate Lunar New Year," McConnell says. Residents are also welcome to attend the parties, expos, and conventions held at the Lynnwood Event Center all year long.
Major roads and public transportation offer access to Seattle
168th Street SW is a significant street in the neighborhood, connecting Meadowdale Playfields on the west end to the restaurants on the east end. It connects to Highway 99 – also known as the Pacific Highway – which threads through Lynnwood as well as Shoreline and Seattle. Public buses make stops along 52nd Avenue. The Seattle-Tacoma International Airport is 32 miles away. The recent addition of a Light Rail station offers easy access to Seattle from Lynnwood, giving an eco-friendly commute option.
