Suburban neighborhood with retail and transit options
Spruce Hills is an expansive residential neighborhood sandwiched between two state highways, with everything from multi-story homes to single-bedroom condos. Most properties are a quick walk or drive away from retail and dining, with Lynnwood's city center about 2 miles south and Downtown Seattle, roughly 17 miles away. “It’s fairly affordable living, and the central location, you just can’t get much better. It’s close to everything,” says Realtor Carol Arnim with Century 21, who has over 25 years of experience.
Spruce Hills’ single- and multi-family properties
Spruce Hills’ suburban landscape includes a wide mix of housing types with grassy front lawns and driveways. “There are a lot of single-family homes, but it’s getting to be more commercialized with newer condos and apartments,” Arnim says. Ranch-style homes built from the 1960s to 1980s are common, alongside bi-levels. These houses span 1,200 to 2,200 square feet and cost $700,000 to $925,000. New Traditional multi-story homes were built in the 1990s with Craftsman features like front gables and tucked-in garages. Prices range between $575,000 and $1 million for 1,200 to 2,400-square-foot homes. Multi-family properties, such as attached townhouses and contemporary condos, span 600 to 1,500 square feet and cost $275,000 to $650,000.
A handful of manufactured home communities in the area go for $90,000 to $175,000 and owners buy the home and pay rent for the land. “The manufactured homes that I work with right now are very popular with the 55 and up community because they’re very affordable,” Arnim says.
Condos and townhomes are a popular multi-family housing option for Spruce Hills residents.

Retail and restaurants on Pacific Highway and beyond
Pacific Highway’s commercial corridor between streets 168th and 176th has local restaurants, home improvement businesses and car dealerships. Tubs Gourmet Subs is a casual sandwich shop, and Astoria Pizza & Pasta serves traditional pies. Fast-food options include Starbucks and Dairy Queen. The area also has Walmart Neighborhood Market and Grocery Outlet, a discount grocery store.
The Alderwood Shopping Mall is about 2 miles east of the neighborhood with dozens of department stores and national retailers such as Macy’s, REI and Pottery Barn. The mall also has chain restaurants and an AMC movie theater. The area’s surrounding commercial centers have big-box stores like Target and Home Depot.

B-rated Edmonds public schools
Families living in Spruce Hills can send their kids to public schools in the Edmonds School District, which offers a handful of choice schools and programs. Spruce Elementary School earns a C-plus grade from Niche and has an English/Spanish Dual Language program. From there, students can attend Meadowdale Middle, which has a B. Meadowdale High School receives a B-plus and offers over 30 student clubs and activities, including an Automotive Performance club and the Technology Student Association.
Meadowdale Middle School is where Spruce Hills students can head before high school.

Exploring Lynnwood’s green spaces and parks system
Spruce Hills Park has a playground, basketball court and grassy lawn. Tall trees provide shade and paved walking paths circle the area. Maple Mini Park has a playground and benches. “It doesn’t have as many parks as some places, but there are neighborhood parks in the area,” Arnim says. “It’s close to Edmonds, so you can go down to the waterfront on Puget Sound if you want.”

Traveling in and out of Spruce Hills
Spruce Hills’ wide neighborhood streets and sidewalks encourage bike rides and afternoon strolls. “People use cars, but you can walk to pretty much everything. Almost all properties in Lynnwood are somewhat walkable to shopping areas,” Arnim says. Puget Sound Transit bus stops dot 44th Avenue W and 176th Street SW. The Lynnwood City Center light rail station is 2 miles south and heads into Downtown Seattle.
Drivers can also use Washington state Route 99, known as the Pacific Highway. Access to Interstate 405 and Washington state Route 525 is less than a mile east of the neighborhood. The Seattle Paine Field International Airport is roughly 6 miles away.
