Napier Heights Historic District was added to the National Register of Historic Places in 2020, and the neighborhood has been changing by the day since then. With preservation incentives like tax credits for home repairs now available to homeowners, more Maconites are turning to the late 19th-century neighborhood for its Craftsman-style homes, connected neighbors and proximity to key Macon locations like Mercer University, Tattnall Square Park and Ingleside Historic District. “Napier Heights is a very mixed neighborhood demographically. There are many young couples and families here that are buying their first homes, working professionals, house flippers, as well as many retired seniors,” says Sara Gibson, a resident of eight years and member of the Napier Heights Neighborhood Association. “Napier Heights is definitely an up-and-coming area that has experienced major revitalization over the last 10 years. It is getting better and better each year.”

Craftsman fixer-uppers under $150,000
Many of the neighborhood's Craftsman-style bungalows and brick cottages were built between 1890 and 1930. “The housing stock is more like mill housing because it was built around the old Payne Mill, which is in that area, so the houses are smaller,” says Alex Morrison, executive director for the Macon-Bibb Urban Development Authority. As revitalization efforts spread throughout the community, it’s not uncommon to see remodeled homes next to blighted properties. Fixer-uppers can range from $20,000 to $150,000. Move-in ready homes can range from $75,000 to $225,000. “Napier Heights also has a great stock of beautiful historic houses that qualify for tax incentives, so it’s a good place to flip homes and there is a lot of that going on currently,” Gibson says. “I think the area will be unrecognizable in the next five to 10 years as investment continues to pour in.”

Relaxing Tattnall Square Park
Tattnall Square Park is one of the oldest urban parks in the country and one of the neighborhood’s biggest draws. The park has a picnic area, a playground, a dog park and paved walking paths in a tranquil setting. The park is also a popular spot for events, outdoor movie nights and Mercer University’s annual Bearstock concert. Ocmulgee Mounds National Historical Park is about 3 miles east of the neighborhood across the Ocmulgee River. The prehistoric Native American Site has been continuously inhabited by humans for more than 12,000 years and is slated to become Georgia’s First National Park.

Close to Mercer, Ingleside Village
“Our neighborhood is small and purely residential, so there aren’t any shops or restaurants located inside of it,” Gibson says. “However, we border Mercer Village and we are so close to Downtown Macon and Ingleside Village that we frequent those places often.” Mercer Village is at the edge of the University on Montpelier Avenue and has restaurants like Z Beans Coffee and Margarita’s Mexican Grill. Ingleside Village in the Ingleside Historic District is less than 2 miles north and has restaurants, bars, boutiques and unique shops. Residents can grab groceries at SuperValu Foods 2 miles south of the neighborhood, or shop at the Napier Heights Food Co-Op on Thursdays in Tattnall Square Park. “I have heard that it’s been a convenient way for people to access local food and goods since there aren’t any grocery stores around the central and downtown areas of Macon,” Gibson adds.

High schoolers can participate in IB Program
Kids can attend Williams Elementary School, which receives a C-minus from Niche. Miller Fine Arts Magnet Middle School receives a C and offers extracurricular activities like art club, jazz band and the International Thespian Society. Central High School receives a C and offers fine arts programming as well as the International Baccalaureate program, a rigorous curriculum designed to prepare students for college.
I-75 access from the Eisenhower Highway is convenient for the Napier Heights Historic District.
Easy access to I-75
Residents can take nearby Mercer University Drive or Eisenhower Parkway to get to Interstate 75, a major north-south corridor. Atrium Health Navicent is 1 mile away and Downtown Macon is about 2 miles east. Macon Downtown Airport is 7 miles east across the Ocmulgee River. “I love how convenient our centrally located neighborhood is to everything around town,” Gibson says. “I can get to everything I need within five to 15 minutes and there is rarely any traffic.”

Neighborhood improvements help stabilize community
Renovating historic homes and removing blighted properties from the neighborhood has led to a safer, more stable environment in the community. “The neighborhood has had a bad rap for crime, but I have been here for eight years and it has changed so much during that time,” Gibson says. “I honestly feel like the crime has decreased significantly and is way worse downtown than it is here. I don’t ever feel unsafe and have great neighbors.”
