Tindall Heights Historic District first appeared on the National Register of Historic Places in 1993. “The investors that I’m working with, they really enjoy that neighborhood,” says Matthew Griffin, a Realtor with Keller Williams Realty Intown Atlanta who grew up in Macon. “The mayor is pushing revitalization. A lot of the properties are beautiful and historic.” Mercer University, first opened in 1833, is a private research university just north of the neighborhood. “It’s really close to downtown. I actually consider it really part of downtown,” says Mike Auston, CEO of the Macon Housing Authority. “It’s a pretty quiet area.” Tindall Heights Historic District has a crime score of 6 from the CAP Index.
Buses leading into downtown and a nearby hospital
The Macon-Bibb County Transit Authority operates three bus routes through the neighborhood: the 6, 7 and 9. Route 7 runs the most often, following Jeff Davies Street as it turns into Telfair Street. “The seniors especially take advantage of the bus routes,” says Austin. “But most people have vehicles.” Interstates 75 and 16 follow the Ocmulgee River through Macon. The neighborhood has plenty of sidewalks that stretch into downtown. Atrium Health Navicent Medical Center also is nearby.

Bungalows and Victorians built in the early 1900s
Primarily built between 1910 and 1940, the streets are mostly laid out in a grid pattern, going up and down small hills. Homes often sit close to each other, with small front yards and trees. Properties usually have driveways but may not have garages or carports. “The neighborhood wasn’t like a cookie cutter and built recently,” says Griffin. “They have beautiful mantels, beautiful bricks. They’re diamonds in the rough.” The area has a mixture of home styles, ranging from single-story Victorians to bungalows. “These little craftsman bungalows, they get a lot of attention from travel nurses and students at University of Mercer,” Griffin says. Prices for investment houses can range from $18,000 for one in need of a complete renovation to $91,000 for an occupied, two-unit property. Homes that have already been renovated can range from $126,000 to about $230,000. “The mayor started Blight Fight, where blighted buildings are torn down and the land sold at an auction,” says Griffin. “There was a huge influx of parcels.” Land prices can range from $9,000 to $18,000.

Macon Burger Week typically occurs the first week of November.
