Parksdale is a developing community on the outskirts of Madera that offers prospective residents a taste of the rural life between two of the Central Valley’s largest cities. Proximity to shopping destinations in Fresno and outdoor recreation at Yosemite National Park appeal to buyers who want to be able to experience all that the valley has to offer from a comfortable and quiet perch. “That part of Madera is a good place to be,” says Elsa Gutierrez, Principal Broker with London Properties, who has over 20 years of experience in Central Valley real estate. “It’s not in town, but it’s close enough to the city to be convenient. And for less than $500,000, you can have a nice home and a couple of acres of land, which is a great deal in California.”

Modern subdivisions and ranch-style homes on acreage
Parksdale is on the outskirts of Madera, attracting prospective buyers looking for acreage at affordable prices. “There are some absolutely beautiful homes, and many of them have a lot of land,” Gutierrez says. “I had a client who bought a home there because they had always wanted a ranch, wanted to keep horses. There are some newer homes, but my son owns a house over there that was built in the 1930s. It’s really a good mix.” Craftsman cottages and Modern Traditional builds with Spanish tile roofs populate the subdivisions on the south end, generally costing anywhere from around $290,000 to just over $500,000. Prices for ranch-style homes with larger lots further from the main road can rise from $900,000 to above the $1 million mark, depending on the build year and the lot size. One thing that nearly all homes have in common here is waste management. “It’s pretty far from the city, so most homes are on septic tanks instead of sewer,” Gutierrez adds.

Madera Technical Exploration Center offers career and technical education
Parksdale students are zoned to attend Cesar Chavez Elementary School, which earns a C-minus from Niche. Martin Luther King, Jr. Middle, located on Lilly Street, receives a C. Madera South High, which offers career schools in agriculture, business and health sciences, scores a C-plus. In addition, the Madera Technical Exploration Center allows middle school students to explore different career and technical education pathways.

Route 99 is the major thruway
California Route 99 is the main thoroughfare of the area, connecting it to nearby Madera and south to Fresno. “The freeway runs through Madera, so that’s nice to have,” Gutierrez says. Madera’s buses typically do not reach Parksdale, so residents must head west to Road 28 to catch the Route 2 line.
River Park Shopping Center in Fresno is the most extensive nearby option
The largest area grocery store is Vallarta Supermarkets, located on the north side of the city. Daily household necessities can be found at the Walmart on this side of town as well, although options are limited. “Madera is a more agricultural town,” Gutierrez says. “There are shops and restaurants and places to go, but the city doesn’t really have a big retail district or any shopping malls. It’s not very far at all from Fresno, so people will usually go down there to shop or get dinner.” Fresno’s River Park Shopping Center features more extensive offerings, including restaurants such as Black Bear Diner, pubs like Tap and Cellar, and BBQ spots like Westwood’s BBQ and Spice.

Knox Park in Madera and Riverside Golf Course in Fresno
The nearby city of Madera offers many small green spaces for area children, including Knox Park, which features a small playground. Golfers can head south to Riverside Golf Course in Fresno, a public 18-hole course. The south entrance of Yosemite National Park is about an hour north of Parksdale, so residents can take weekend hiking trips to one of America’s most treasured natural ecosystems.
