A quieter lifestyle but still close to big cities
It’s easy enough to say that a town looks like something out of a movie, but in the case of Madison, Connecticut, it’s actually true. The town has such an authentic, small-town feel that it was selected as a film location several years ago. “The annual Fourth of July parade was featured in the film ‘Harvest’ back in 2010,” says real estate broker Karen Stephens of Page Taft – Compass. It’s that authenticity and small-town ethos that attracts people to Madison, but it’s the proximity to amenities and major urban areas that keeps them there. During the Covid pandemic, Madison’s population surged with people who were leaving New York City in search of a more serene place to live. situated just over 100 miles from Midtown Manhattan, and with its quiet streets, well-built homes and pastoral setting, the town of Madison fits those requirements.

The great outdoors
With Long Island Sound serving as the town’s southern border, Madison pairs its rural persona with that of a beachfront resort town. Hammonasset Beach State Park is Connecticut’s largest public beach park, and it can attract a crowd during the summer, when Madison’s population swells with the influx of visitors and seasonal residents with second homes in the area. “Hammonasset Beach is phenomenal,” says Stephens. “It has a huge boardwalk and pavilions.” At the southern tip of the 2-mile beach is the Hammonasset Natural Area Preserve, where visitors can learn more about local flora and fauna at the Meigs Point Nature Center.
Another seaside park is Garvan Point Beach, known as Surf Club to locals (though there isn’t any surf to speak of). While not considered an ideal spot for swimming, Garvan Point does offer picnic areas, a playground and stunning views of Long Island Sound. Garvan Point is also adjacent to the Madison Skatepark, a paved playground for the skater crowd. Further inland at Rockland Preserve, the Singletracks of Rockland are a collection of trails designed for running and mountain biking. And Bauer Park, a former farm site that today welcomes visitors to explore its open spaces. Bauer Park is home to a community garden with plots for rent and serves as the site of the annual Harvest Festival every October.

Madison's shopping and dining options
Madison features a vibrant downtown sector that is filled with independent restaurants and businesses. RJ Julia Booksellers hosts authors from across the country and around the world at over 300 annual events; past luminaries have included Hillary Clinton and Jodi Picoult. The store was also the setting for the Netflix film “The Noel Diary.” The Dressing Room Boutique has the latest fashions, and Susan Powell Fine Art represents 50 award-winning artists whose works are on display in her gallery. For groceries, it’s easy to pick up a few essentials at Robert’s Food Center or Stop & Shop. But for the freshest produce, locals head to the Madison CT Farmers Market held every Friday afternoon on the Historic Town Green from May until November. “There are also antique and art shows here. Madison has a very active Chamber of Commerce,” Stephens says.
With all of the dining options available in Madison, it can be hard to pick one favorite. But residents here love Bradley and Wall, where the Chicken Florentine gets rave reviews. Friends also gather for drinks and live music at Seaside Grill or have cocktails and appetizers at Madison Beach Hotel, a personal favorite of Stephens: “It has a huge wrap-around deck, and folks enjoy the Sound view. I go there all the time.”

Getting out of town
Homebuyers are increasingly likely to purchase in Connecticut towns like Madison and commute to larger cities such as Boston or New York City for work and play. And while most residents here rely on cars for day-to-day life, Madison also offers a commuter rail. “The train from Madison to New York takes about an hour and a half,” says Stephens. “People take it all the time." The station is conveniently located near the southern end of the community between Interstate 95 and U.S. Route 1.
