Most of the single-family houses in the Berkeley Oaks area were built in the mid-20th century — many of them are single-story ranch-style options. The average floor plan in the neighborhood spans 1,362 square feet. Homes here fill streets lined with sidewalks and shaded by trees, befitting the neighborhood’s name. Most properties in Berkeley Oaks come with lots of around one-fifth of an acre, plenty of room for both front and back lawn space. There are also some new manufactured homes in Berkeley Oaks, in the Oak Park Terrace community. The manufactured homes in the neighborhood come with price tags in the low-to-mid $100,000s, while the traditional houses here sell for prices from the mid-$200,000s to the mid-$300,000s. “The homes are smaller, so they cost less,” Schuessler says of Berkeley Oaks. “They’re just slightly more affordable and I think mainly because they’re just not as large.”Commercial offerings come close by
A home in Berkeley Oaks places residents just a hop, skip and jump from Northside Town Center, a shopping center with businesses such as North Side Ace Hardware, Family Dollar and Willy Street Co-op. Willy Street Co-op is an organic grocery popular in part for its produce section. “It is handy,” says Schuessler, who has been a realtor in the area for 18 years. The shopping center is adjacent to one of the area’s hotspot restaurants, too: Beef Butter BBQ. The brisket at Beef Butter is a hit.Schuessler notes that there’s a Pick ’n Save in the vicinity as well, a quick drive down Packers Avenue, also known as Wisconsin State Route 113. Locals can also hop on another nearby thoroughfare, Sherman Avenue, to find an assortment of more eateries. “There’s this area around Sherman Avenue and Commercial Avenue where there are a number of bars and restaurants, and several new ones,” Schuessler says. “So that’s a little bit of a hotspot right now. There’s some trendy stuff going on down there.” Among the selection in the area is Lola’s. “Which is new this year and has caused a lot of buzz,” Schuessler says. Cheese curds are one of Lola’s specialties.
Get grooving at Warner Park
Berkeley Oaks abuts the 213-acre Warner Park, home to a summer concert series on Monday evenings in June and July. Warner Park also encompasses a baseball field known as The Duck Pond, home to the Madison Mallards, a summer collegiate baseball team, and Madison Softball, a summer collegiate softball team. Locals can stop by for games at The Duck Pond from late May to early August, and the stadium hosts several fireworks displays after games over the course of the season.Schools are easy to reach
Kids in Berkeley Oaks can attend schools in the Madison Metropolitan School District, which carries a B-plus rating on Niche. Students can start at C-plus-rated Lake View Elementary, which is situated right in the neighborhood. In fact, two-thirds of the student population at Lake View Elementary walks to school. Black Hawk Middle, a C-plus-rated school, is next up. Black Hawk’s extracurricular offerings include band and orchestra groups. The area’s East High carries a B-plus grade on Niche and is in the top 10 of the site’s list of the best public high schools in the Madison area. East High has its own business, marketing and information technology department with classes on topics like personal finance and entrepreneurship.Outdoor fun abounds
Neighboring Warner Park is just one of the outdoor amenities people in Berkeley Oaks can take advantage of. Warner Park, in addition to the baseball stadium that houses the Madison Mallards and Madison Softball, features a playground, dog park and a beach area up against the 9,781-acre Lake Mendota. There’s even a community center at Warner Park that hosts regular family fun nights with movies, games, art and more. Berkeley Oaks is also just a couple miles from the sprawling Cherokee Marsh State Natural Area. “There are popular walking trails around Cherokee Marsh. And people can canoe and kayak there,” Schuessler says. “So that neighborhood’s real proud of Cherokee Marsh.” Locals can also stroll right over to the 3-acre Berkeley Park, which has a playground of its own and plenty of open field space.Move around with Metro Transit
Though small, Berkeley Oaks has several stops in the city’s Metro Transit bus system, which encompasses two dozen full-service routes. Also, drivers can quickly hop on Route 113 to get to Downtown Madison in a trip of just about 5 miles. The neighborhood borders Dane County Regional Airport, too, which serves some 2.2 million passengers a year.
