Since the neighborhood is situated 3 miles from Capitol Square in downtown Madison, one might expect the name Capitol View to be a figure of speech. However, this neighborhood’s name is also its best-kept secret, and it’s hidden in plain sight: Perched along a gently sloping hill, residents can catch sight of the Wisconsin State Capitol across Lake Monona from atop Rusk Avenue. “It’s a really convenient location,” says Lindsey Cooper, a Realtor with Lauer Group Realty who helped a buyer purchase a home in the area. “It’s right along the Beltline Highway, which is how everyone gets around in Madison, and it’s also close to the lakes.” From Capitol View, residents can attend concerts at Alliant Energy Center, dine at restaurants along South Park Street or head downtown in just 10 minutes.
Capitol View Heights has access to Olin Bay, which is a great spot to watch ice boaters.

Colorful ranch-style homes near brick apartment complexes
Capitol View comprises a blend of multifamily rental properties and single-family homes, with brick apartments clustered along Sunny Meade Lane and Capitol View Terrace. The rest of the neighborhood is made up primarily of three- to four-bedroom ranch-style houses with wood and vinyl siding, often painted in bright hues of blue, red and yellow. An occasional split-level or two-story home with an inviting front porch shows up in between ramblers. The wide streets leave plenty of room to walk beneath the old-growth maples and firs, perched along landscaped, sometimes-sloping lawns and fenced-in backyards. Home prices in Capitol View start at around $240,000 and can climb to nearly $450,000, although the median single-family home sells for approximately $320,000.

Choose between four public high schools
Capitol View is zoned to the highly-rated Madison Metropolitan School District. Midvale Elementary serves kids in kindergarten through the second grade and receives a B-plus from Niche. Lincoln Elementary houses grades three through five and scores a B-minus, while Cherokee Heights Middle earns a B. This neighborhood is an optional high school attendance area, meaning families can choose to send their kids to one of four high schools in the area. The closest is West High, which gets an A rating thanks to career readiness pathways in either health services or information technology and communication.

Bike paths through nearby parks lead to Lake Monona
There’s no shortage of outdoor space in Capitol View. Just north of the neighborhood’s residential streets, the lush greenery of the Quann Community Garden marks the entrance to a paved walking path to Quann Park. This park is best known for its 11-acre off-leash area for dogs to roam, and residents can cross a scenic bridge to the adjacent Goodman Park to access its swimming pool, sports courts and playground. The two parks are separated by Wingra Creek, a small waterway hugged by the Wingra Creek Bike Path. Following the bike path for about a mile leads to where the creek feeds into Lake Monona at Olin Park, a popular place for kayakers and paddleboarders to get out on the water. “This area is very close to the lakes. There are parks that stretch around Monona Bay, like Brittingham Park,” says Ben Kemp, assistant property manager with Wisconsin Management Company. “They have places where you can rent boats, but there’s playgrounds, too.”

Alliant Energy Center is at the center of activity
Alliant Energy Center, a multi-building convention center and event venue, sits adjacent to Capitol View. The complex draws in over 1 million visitors to the area annually with concerts, sporting events and conventions such as the World Dairy Expo. “It’s great if you want to walk over and see a concert," says Cooper. But she adds that Capitol View is separate enough from the convention center, "so it’s not like there’s traffic coming through the neighborhood when there’s big events.”

Restaurants near the convention center
With all the traffic drawn in by Alliant Energy Center, various businesses that cater to residents and visitors alike can be found along the major roads bordering Capitol View. Locals might stop by Liberty Station American Tavern and Smokehouse for dinner to enjoy tender brisket over cold pints. Or they can head to Delta Beer Lab, a science-themed taproom with a commitment to the community, which promises the donation of all tips to local nonprofits. Finca Coffee is a Salvadorian café that serves a dark, rich cup of coffee made from imported beans, and its pupusas are popular for their authentic flavor. More local and chain restaurants can be found along South Park Street, along with a Pick ‘n Save grocery store.

Ten minutes from the heart of downtown Madison
Situated just north of the West Beltline Highway, residents of Capitol View have an express ticket around the Madison area. The downtown Capitol Square is about 10 minutes or 3 miles north across Monona Bay, or residents can catch the Metro Transit bus along Koster Street up past St. Mary’s Hospital towards the University of Wisconsin-Madison. “It’s also a very biker-friendly area,” Kemp says. “Really, all the bike paths in Madison are popular.” Dane County Regional Airport is approximately 8.5 miles or 20 minutes away by car.
