Seclusion with convenience on the north side of Madison
A secluded subdivision in the far northeast of Madison, Cherokee Park is landlocked by recreation, making it a stable neighborhood that appeals to folks looking for a city-adjacent community that also has access to the Wisconsin wilds. “We have a really friendly, walkable neighborhood, people are out in all weather walking around and walking their dogs,” says Melissa Bjerke Markgraf, Managing Broker at Stark Company Realtors and neighborhood resident of over 20 years. It’s not without some uninvited visitors from the nearby conservation areas, however, as she notes that “the wildlife will wander right through the neighborhood.” On top of this, Cherokee Park has easy access to the airport, Route 90 and the continually growing jobs centers in the heart of Madison.

Housing variety with privacy
Bjerke Markgraf notes that, even though Cherokee Park is a subdivision, the homes are far from being cookie-cutter model homes – “The style is mixed, a lot of multi-level homes.” With bi-level, split level and ranch-style homes hiding behind billowing shade trees, there are a variety of styles represented, mostly traditional but with some quirky European-influenced and mid-century modern designs sprinkled throughout. One thing that’s notable is the space offered along with each home, as Bjerke Markgraf points out that “It’s got larger suburban lots, being on the outskirts of Madison.” Even then, the price is right for many of the properties. “One of the draws to the Cherokee area is that those houses are still reasonably priced compared to other neighborhoods,” says Bjerke Markgraf, and this is reflected in the fact that condos go in the range of $250,000 to $375,000, while single-family homes fetch from $400,000 to $700,000 usually. This means that homes rarely hit the market and don’t stay on it too long, she says, “We’re really struggling with inventory in the market right now.”

Public schools with an alternative option
Part of the Madison Metropolitan School District, students in Cherokee Park start out at Gompers Elementary School, which receives a B-minus grade from Niche, then stay on the same campus to attend Black Hawk Middle School, graded a C-plus. Students will wrap up at Madison East High school, which receives a B-plus rating from Niche. The oldest public high school in operation in Madison – established in 1922 – its athletics program includes boys’ and girls’ tennis programs that are regularly competitive, along with a boys’ basketball program that has had success over the years. Students may attend Malcolm Shabazz City High School, a public alternative high school that is built on service learning and is a National Demonstration Site for Service Learning.

Massive wetlands in the back yard
“We’re landlocked by a conservation area – Cherokee Marsh and Cherokee Lake to the west and north,” says Bjerke Markgraf. With 2,000-plus-acres of wetland, Cherokee Marsh is a birdwatcher’s paradise, with spotted cranes, osprey, geese, even swans and bald eagles from time to time. Cherokee Park has open space and walking trails, along with fields and courts for basketball, soccer and baseball. It’s also a spot for residents and visitors alike to get out into the lake and the Yahara River, she says, “We have a kayak and canoe launch, a lot of people kayak right from the park, and people come into the neighborhood to fish.”

Homegrown Wisconsin favorites just outside the neighborhood
“We have a couple of restaurants on the north side that are wonderful – Beef Butter BBQ, that’s got really great barbecue and there’s a charming little Italian place called Café la Belleitalia further down,” says Bjerke Markgraf. However, one local favorite rises above for her. “Culver’s Frozen Custard, it’s not high-end but if they left I’d be super sad.” The homegrown Wisconsin chain serves salads, sandwiches and frozen custard in their trademark blue-roofed restaurants, and generations of Wisconsinites have built memories around a ButterBurger and a Concrete. It’s not too far to get to the heart of Madison’s dining and retail, which Bjerke Markgraf says is the best spot for a night out - “You’re literally fifteen minutes from the dining scene, there’s exceptional dining downtown.” The nearby Willy Street Co-op is a full-service grocery store that showcases local products, while East Towne Mall, a 5-mile drive, is a bustling commercial area with multiple grocery stores, big box retailers, and national chain restaurants.

A great neighborhood for folks on the go
“It’s only accessible through one road - it’s not gated but short of being gated we’re one of the few that only has one entrance and one exit,” says Bjerke Markgraf. Cherokee Park is great to walk and bike inside of, but residents will need a car to get to errands, school, and more. It’s a great spot for folks who might be heavy travelers, whether for pleasure or business. “If you travel a lot, we’re only five minutes to the airport,” says Bjerke Markgraf – Dane County Regional Airport offers regional flights through six carriers, to major regional hubs. Just past the airport, UW Health East Madison Hospital is the nearest emergency treatment center, 5 miles or so from the neighborhood.
Cherokee Park is a great neighborhood for pet owners who love the outdoors.
Bicycling is one of the most common outdoor recreation activities in Cherokee Park.

Holiday events and fun times at the ballpark.
Bjerke Markgraf says the neighborhood puts on some great little events throughout the year for locals. “We have an egg hunt for the kids in the spring, a huge fourth of July barbecue with a kid’s bike parade,” talking about the neighborhood coming together. The community also has a progressive dinner called Nibble and Mingle, where groups of adults will go from house to house enjoying drinks, snacks, deserts, and small plates at a number of homes. Just south, the Madison Mallards collegiate summer baseball team plays ball at Warner Park, which makes for fun nights out for families and friends in the warm months.

A notable neighbor
While TPC Wisconsin is highly visible, it’s not necessarily a focus of the community. Formerly the Cherokee Country Club, which was tied in tightly to the community, the 154-acre sports haven is wrapping up a $20 million facelift. “We actually had our wedding there!” says Bjerke Markgraf, “It was a venue the neighborhood would use.” Residents are waiting to see how the new course works with the community but are also interested to see the impact of the major tournaments the course plans on hosting. “There’s an 18-hole golf course that opens in August [2023], there’s two restaurants, there’s two event spaces, there’s eight indoor tennis courts, four outdoor clay courts, an outdoor pool, and an outdoor driving range and golf learning center as well,” says VP of Operations Dave Oleczuk.
