A seller's market with limited home listings
The real estate market in East Buckeye is very competitive due to a persistent lack of inventory. An issue that’s been exaggerated by rising interest rates – there were two homes for sale in September 2023, compared to 12 a year prior. "The landscape has changed because no one wants to give up their rates, so fewer people are selling," Pearce says. The neighborhood is predominantly single-family with a median price near $390,000, on par with greater Madison. The housing stock was built largely between the ‘70s and ‘90s, with ramblers, split levels and classic colonials dotting the tree-lined sidewalks. Homes in East Buckeye range in price from $300,000 for a three-bedroom, one-bath in about 1,100 square feet on the low end to over $550,000 on the high end for a three-bedroom, three-bath in approximately 2,700 square feet.
