There’s a lot to love about East Madison, a portion of town on the cusp of where suburbs meet rural farmland. “One of the biggest draws is just the phenomenal location,” says Realtor Brandon Buell of Realty Executives Cooper Spransy. “You’re right in Madison, but also close to Chicago, Milwaukee, the Dells. It’s all so close.” In addition to proximity to all of Madison’s major interstates and the airport, East Madison has a deep mix of shopping and dining options, planned subdivisions with newer homes and two highly rated school districts.

Several ways to stay active in East Madison
There is no shortage of ways to stay active in East Madison, with most subdivisions built around walkable neighborhood parks and larger outdoor amenities just a short drive away. Reston Heights Park is a great spot to pack a picnic and enjoy some open green space, play a game of basketball or let the little ones run wild on the playground. For tennis and pickleball, the locals grab a paddle and head to Richmond Hill Park. With plenty of soccer fields, Richmond Hill is also a popular spot for youth sporting events. At nearly 160 acres, one of the largest neighborhood parks is Door Creek Park, which offers scenic hiking trails. Door Creek Golf Course was voted Best of Madison for multiple years and is one of two courses in the neighborhood. Anytime Fitness offers an indoor spot for recreation and exercise during the cold winter months.

The east side’s shopping and dining scene
There are several places to eat in the neighborhood, primarily concentrated around exits for Interstate 90 and I-94. Recreation meets restaurant at Pooley’s Sports Bar and Event Center. Pooley’s features indoor volleyball courts in the back and hosts leagues year-round. They’re also serving casual fare like jumbo wings and cheese curds as well as hosting a fish fry every Friday. Breakfast lovers will want to stop by Greenbush Bakery for a cup of coffee and a doughnut voted the best in Madison. For a place to grab a beer, shoot some darts and watch the Packers game, look no further than Seminary Springs Tavern.
There are also several grocery options available nearby. Metro Market is in the neighborhood and walkable to many nearby homes. Just outside the neighborhood are more large chains such as Hy-Vee, Aldi and Target. East Towne Mall is a shopper’s paradise, offering dozens of stores from locally-owned boutiques to nationally-recognized outlets, plus a Flix Brewhouse movie theater.

A convenient spot for commuters
The location of East Madison relative to the local interstates is one of the area’s biggest assets, according to Shelly Sprinkman, owner and broker of Sprinkman Real Estate. “We have a lot of people who work from home most days but who occasionally have to commute to Chicago or Milwaukee on Interstates 90/94. If you move to the west side of Madison, you’re adding 30 to 45 minutes onto those commute times,” Sprinkman says. “And maybe one person in a couple works in Madison and the other works in Milwaukee — living on that side of town makes it real easy.” In addition, Sprinkman says that as Epic has grown to become one of Madison’s biggest employers, so too has the number of direct flights available at the Dane County Regional Airport. It's just about 7 miles away.
East Madison can be accessed by I-94 and I-39 near the interchange at the middle of the area.

Homes for sale in East Madison
The majority of homes in East Madison were built after 1999, with plenty of new construction on the way. The subdivisions are generally easy to navigate, with sidewalks on both sides of the streets. Many of the homes feature well-kept front lawns and driveways that lead to multi-car garages. Lot sizes tend to be less than a quarter-acre, so spacing and overall density can be tight. Single-family homes range from about $330,000 to $650,000. There are also condos and townhouses in the neighborhood with prices ranging from $160,000 to $450,000.

Two school districts serve the neighborhood
Students in the upper half of the neighborhood attend schools in the Sun Prairie School District, such as Meadow View Elementary, which earned a B-plus grade from Niche; Central Heights Middle School, which earned a B-minus; and Sun Prairie East High School, which earned an A. “The schools are always being recognized for the right reasons,” says Buell. “It’s a place people seek out to raise their kids.”
Students in the lower half of the neighborhood attend schools in the Madison Metropolitan School District, such as Kennedy Elementary School, which earned a B-minus grade from Niche; Whitehorse Middle School, which earned a C-plus; and La Follette High School, which earned a B.
Students in Cottage grove can attend Glacial Drumlin School.
