East Madison is a growing suburb on the city outskirts

East Madison is where Wisconsin’s capital city meets the farmland of rural Dane County. New suburban developments surround pocket parks and slightly older homes, all close to big green spaces and major roads and highways. Though some parts of East Madison can feel rural, it’s still around 7 miles from Downtown Madison with easy access to shopping and dining.

Fast-growing East Madison offers new housing options

Madison ’s eastern border is one of the city’s fastest growing areas. “One of our big-box builders, Veridian Homes, has a handful of new developments,” says Sarah Gabrielse, broker-owner of the Devout Real Estate Group. “There’s a lot of those developers that are putting in multiple homes, and that has been a big thing. It’s actually great because we’ve grown a ton, but our inventory, like everywhere else, has been incredibly low.” East Madison’s subdivisions, including Richmond Hills and the Village at Autumn Lake, offer single-family and condo options. Townhouses and condos sell from the high $100,000s to the mid-$400,000s. Single-family homes under 3,000 square feet go from the low $300,000s to the mid-$600,000s, while larger properties run between the low $500,000s and the low $800,000s.

“It’s so incredibly competitive in the Madison area,” Gabrielse says. “In the outskirts, you can get a little more bang for your buck.” Most homes in the area were built from the 2000s to the 2020s, with the newest homes clustering near the intersection of Interstates 94 and 90 and off Felland Road. “We do have the new construction and the older homes, too," Gabrielse says. "We have an assortment of those throughout the community, and it’s nice to have those different options.”

Pocket parks and nature preserves with plenty of activities

Pocket parks and larger green spaces are scattered throughout East Madison. “Madison has done a beautiful job of incorporating parks into every neighborhood,” Gabrielse says. "All of them typically have walking parks, and they also have a lot of dog parks.” Neighborhood parks like McClelland and North Star each feature playgrounds, plus the occasional rock-climbing wall and sports facilities. Richmond Hill Park’s soccer fields host youth sporting events. My Dog and Me, a private dog park off Fankhauser Road, invites dog owners to reserve time slots and let their pets run free through farmland. Nature lovers can explore the Blooming Grove Drumlins National Resource Area or visit the 160-acre Door Creek Park. During the winter, Door Creek’s hiking trails are also open for cross-country skiing and snowshoeing. The award-winning Door Greek Golf Course includes an 18-hole course and a nine-hole course, and it’s open to the public.

Eastside groceries, pubs and restaurants are easily accessible

Though East Madison doesn’t have a main shopping district of its own, groceries and restaurants are never far away:

  • Metro Market sits along Cottage Grove Road in the heart of the neighborhood.
  • The Great Dane Pub & Brewing Co.'s Eastside franchise hosts Friday fish fries and a changing selection of local beers.
  • Seminary Springs Tavern, hidden away on a rural road, is a local bar that hosts karaoke nights, vintage car shows and live music.
  • Pooley's Sports Bar, at East Madison's northern edge, has arcade machines, an indoor volleyball court and summer concerts.
  • La Taguara Bar & Grill on High Crossing Boulevard serves Venezuelan dishes.
More dining and grocery options are available in nearby Cottage Grove , which includes a Piggly Wiggly, or in Madison’s East Towne Mall.

Students attend highly rated Madison, Sun Prairie and private schools

Students in the northern half of East Madison are zoned to attend the highly rated Sun Prairie Area School District, while students in the south can attend the Madison Metropolitan School District. Wisconsin’s school choice policy means that students can apply to other public schools as well as voucher-backed and charter schools. Nearby private options include Blooming Grove Montessori, Abundant Life Christian School and Holy Cross Lutheran School.

Major roads link East Madison to the rest of the city

East Madison’s location near interstates 94 and 90 and major roads like Commercial Avenue helps connect it to the rest of Madison. “The nice thing on the east side is that you’re really convenient to downtown and the west side, too,” Gabrielse says. "There’s a lot of life happening downtown, both day and night.” Downtown Madison is a 7-mile drive, and Metro Transit’s D-line buses stop along Milwaukee Street with a 30-minute trip to the State Capitol.
