Where glass and grunge go together
Emerson East overlooks downtown Madison from just 3 miles away. Close to a sprawling city park, two major thoroughfares, the Dane County Regional Airport and plethora shopping and dining options, there’s not much that locals don’t enjoy easy access to. “It’s definitely a convenient neighborhood,” says Mad City Homes Realtor Stuart Meland, a Realtor with nearly two decades of local experience. But proximity to Madison’s wide array of amenities is only part of Emerson East’s appeal. “The east side of town is blowing up right now. The whole area has been in total transition for the last 10 years, where it seems like the whole area is being torn down and rebuilt with high rises,” says Meland. “This area used to have a ton of artist studios and now it’s become more glassy and corporate. There’s still a bit of a grungy, artistic vibe, but with all the new development, it’s got a very cool, very diverse character now, too.”

Eastside cottages and bungalows
Many of Emerson East’s homes were built between the early 1920s and late 1950s. Prices here run from around $300,000 for one or two-bedroom Cape Cod cottages to more than $400,000 for two-story, three or four-bedroom Craftsman-style bungalows. “It has a lot of character because it’s the intersection of so many different vibes,” says Meland. “It’s a little cooler, a little grittier over here than on the west side of town, which is beautiful, but a little provincial in style.”

Highly rated Madison schools
Kids in Emerson East attend schools in the Madison Metropolitan School District. Many go to Emerson Elementary between preschool and fifth grade, Sherman Middle between sixth and eighth and East High School through 12th grade. In 2024, Emerson Elementary earned an A-minus grade from Niche. Sherman earned a C-plus and East High earned a B-plus that same year. Teens at East High are each sorted into one of four Small Learning Community Neighborhoods, designed to provide structure to the high school experience and give students the opportunity to build more solid student-to-student and student-to-teacher relationships. The four neighborhoods, Olbrich, Tenney, Warner, and Yahara, each have their own Assistant Principal, Counselor and Dean of Students.

Overlooking Demetral Park
Demetral Park sprawls over nearly 50 acres of Emerson East’s northwest edge, separating homes from Packers Avenue between North Eighth Street down to nearly North Third Street. The public park offers everything from a reservable shelter to a classic playground and a fenced-in dog park where off-leash pups are welcomed. There’s even a baseball diamond with a backstop and bleachers, as well as a basketball court, a volleyball court and an ultimate frisbee field.

Convenient Eastside shopping and dining
For retail therapy, locals can head southwest into downtown to the Hilldale Shopping Center, just 20 minutes away. But for things like groceries and other everyday essentials, there’s a Walmart Supercenter just eight minutes northeast, off Nakoosa Trail. Woodman’s Food Market is ever-so-slightly closer to home, just a seven-minute drive east to Milwaukee Street. And for fresh, often locally sourced foods, the Dane County Farmers’ Market’s Garver Green location is also just a seven-minute drive away. If cooking in is not on the menu, residents can grab a bite to eat at one of several popular restaurants nearby. At the corner of North Street and Commercial Avenue less than half a mile north of most homes, Ogden’s North Street Diner serves up classic brunch fare. On the opposite corner, Tip Top Tavern offers burgers and a full bar. Dexter’s Pub, at the corner of North Street and East Johnson Street closer to the middle of the neighborhood, is a popular Eastside sports bar with everything from microbrews and imported craft beer to ciders. It’s Friday Fish Frys have earned it Madison’s Best Fish Fry in both Madison Magazine and The Isthmus for multiple years running.

Getting around Madison
Stops along the City of Madison Metro Transit’s bus line are close at hand along East Washington Avenue, making it easy to jaunt around town even without a car. East Washington Avenue, which is also US Highway 151, is a major thoroughfare running along the neighborhood’s east side that locals can take southwest to downtown. UW Health University Hospital and other amenities in downtown Madison are about 3 miles southwest, a drive that only takes 15 minutes depending on traffic. For residents who need to venture farther afield, the Dane County Regional Airport is just five minutes north of home. Packers Avenue runs almost parallel to Highway 151, but along Emerson East’s northwest edge, and is another main thoroughfare bustling through the city.
