Why Emerson East’s housing scene stands out among its neighbors
The neighborhood’s median home sale price of $400,000 makes it a less pricey alternative to Downtown Madison —with a median of $480,000—and Tenney-Lapham to Emerson East’s south. While Eken Park to the north has a lower median sale price of $345,000, Emerson East makes up for its relatively higher prices with home sizes. “In Emerson East, even though it’s only a block or so away, there are a little larger homes, a lot more two-stories,” says Matt Deadman, a real estate agent with Real Broker LLC and broker-owner of Matt Deadman Homes. Bungalows, ranch-style properties and Arts and Crafts residences are most common in Emerson East. One to three-bedroom properties tend to sell from the low $200,000s to the mid-$500,000s, while four to five-bedroom homes go from the low $400,000s to the low $600,000s. Emerson East remains a haven of affordability and a small arts scene, even as the East Side of Madison – and especially neighboring Atwood – is experiencing major redevelopment. “With those homes being much more expensive, it’s kind of shifted into the neighboring neighborhoods, with Emerson East being first,” Deadman says.

Demetral Park takes up much of Emerson East’s western border, and it includes several baseball diamonds, football and soccer fields, volleyball courts, and an off-leash dog park within its 50 acres. The park’s Caterpillar Hill includes a ridgeline trail, and it’s popular for sledding during the winter. Within five blocks, residents also have access to the playground at Eken Park, the East Madison Little League ballfields and the Starkweather Creek Path for cycling and jogging.

The East End has long been known for its arts scene, even as the community continues to evolve. “This area used to have a ton of artist studios, and now it’s become more glassy and corporate,” says Stuart Meland, a Realtor with Mad City Homes. “There’s still a bit of a grungy, artistic vibe, but with all the new development, it’s got a very cool, very diverse character now, too.” The neighborhood’s arts scene is on full display at the Emerson East/Eken Park Art Walk each September.
