Emerson East offers vintage homes close to downtown Madison

Emerson East, in Madison's Near East section, combines competitively priced, vintage homes with easy access to downtown and major highways. Homes built in the 1920s and 1930s to house industrial workers have been restored and sit behind tree-shaded sidewalks and near bike lanes. The community hosts joint events with neighboring Eken Park, while Demetral Park has activities for every season. Landmarks like the Wisconsin State Capitol and the Dane County Regional Airport are less than 3 miles away.

Why Emerson East’s housing scene stands out among its neighbors

The neighborhood’s median home sale price of $400,000 makes it a less pricey alternative to Downtown Madison —with a median of $480,000—and Tenney-Lapham to Emerson East’s south. While Eken Park to the north has a lower median sale price of $345,000, Emerson East makes up for its relatively higher prices with home sizes. “In Emerson East, even though it’s only a block or so away, there are a little larger homes, a lot more two-stories,” says Matt Deadman, a real estate agent with Real Broker LLC and broker-owner of Matt Deadman Homes. Bungalows, ranch-style properties and Arts and Crafts residences are most common in Emerson East. One to three-bedroom properties tend to sell from the low $200,000s to the mid-$500,000s, while four to five-bedroom homes go from the low $400,000s to the low $600,000s. Emerson East remains a haven of affordability and a small arts scene, even as the East Side of Madison – and especially neighboring Atwood – is experiencing major redevelopment. “With those homes being much more expensive, it’s kind of shifted into the neighboring neighborhoods, with Emerson East being first,” Deadman says.

Emerson East and Eken Park collaborate on community events

The East End has long been known for its arts scene, even as the community continues to evolve. “This area used to have a ton of artist studios, and now it’s become more glassy and corporate,” says Stuart Meland, a Realtor with Mad City Homes. “There’s still a bit of a grungy, artistic vibe, but with all the new development, it’s got a very cool, very diverse character now, too.” The neighborhood’s arts scene is on full display at the Emerson East/Eken Park Art Walk each September. Emerson East and Eken Park’s joint neighborhood association also hosts the Eken Park Festival every August, putting food vendors, live music and children’s activities at the small Eken Park. The North Street Neighborhood Association helps residents connect through monthly meetups at Dexter’s Pub.

Emerson East is connected by bike lanes, bus routes and highways

Plenty of bike lanes and sidewalks make Emerson East an easy place to navigate on foot. “People can still walk to Ogden, still walk to Tip-Top. There’s a few other restaurants that would be even closer,” Deadman says. “East High School and Emerson Elementary are right there.” Conveniences outside the neighborhood are also easily accessible, as Emerson East is:

  • 3 miles from both downtown and the Dane County Regional Airport
  • 4 miles from UnityPoint Health – Meriter Hospital
U.S. Highway 151 runs along Emerson East’s eastern border, carrying both drivers and Metro Transit buses downtown and beyond.
