A small neighborhood with quick shopping and highway access
Hawthorne, halfway between Downtown Madison and the city’s northeast limits, is a neighborhood that’s known for its easy commutes. It’s surrounded by U.S. Routes 151 and 51 and Wisconsin Highway 30, which offer quick access to downtown jobs and nearby shopping centers and restaurants. Though much of the neighborhood consists of industrial and commercial districts, and housing stock is limited, its homes still sell for competitive prices and offer a more affordable alternative to living just 4 miles down Highway 151.
Hawthorne is less than five miles from downtown, and the state capitol building.

Most of Hawthorne’s properties are ranch-style houses built from the 1930s to the 1950s. While most streets have plenty of trees, some might trade sidewalks for bigger lawns and others might have either narrow driveways with garages or larger, gravel parking spaces in the front yard. Limited space for homebuilding and similar dates and styles of construction mean that homes sell within the mid-$200,000s to the low $400,000s range, and that they rarely come on the market. The neighborhood’s median sale price of $345,000 is well below the citywide and Downtown Madison medians. “Lower-priced homes are attractive to people,” says Matt Deadman, broker-owner of Real Broker LLC’s Matt Deadman Homes. “It’s a good neighborhood for first-time homebuyers who want to get into the market, have a neighborhood that’s convenient and be close to other places, with lots of businesses around there.”
Hawthorne has a variety of smaller single-family homes, including bungalow and ranch styles.
Some unique, renovated Cape Cod homes can also be found in Hawthorne.

Hawthorne is ideally located for people looking to access the rest of Madison. “It’s kind of at the crux of Highway 51, Highway 151 and Highway 30,” Deadman says. “You can get anywhere very easily from that neighborhood.” Both drivers and Metro Transit’s A-line buses take Washington Avenue for their 4-mile commute to Capitol Square and the rest of Downtown Madison. The entrance to Dane County Regional Airport is less than 3 miles around the corner from Hawthorne. Wisconsin Highway 51 speeds up drives to UW Health’s East Madison Hospital, less than 5 miles away.
Hop on the bus from the Hawthorne neighborhood and be in Downtown Madison in minutes.
Commuters in Hawthorne have an easy time, being so close to both Highways 51 and 30.

Residents are minutes away from green spaces, golfing and a dog park
Brigham Park is the neighborhood’s main green space, and it offers a playground, basketball court and open spaces for picnics or field sports. The nearby Carpenter-Ridgeway Park’s trails are open for hiking, biking and dog walking, and visitors can come across the occasional deer, frog and turtle as they trek along Starkweather Creek. Dog owners can also take their pets to Ridgewood's Sycamore Park, which includes an off-leash section with plenty of trails and open space. Lovers of nature are less than 2 miles from Olbrich Botanical Gardens, a Madison landmark due to its gilded Buddhist pavilion and its colorful, tropical plants. Golfing is also close by at the Bridges Golf Course, which hosts league competitions on its 18-hole green. “I like golfing at the Bridges,” Deadman says. "It’s a public course; you can call that morning and get on."
Highly rated public and religious schools are close by
Students are zoned to attend the highly rated Madison Metropolitan School District, including the neighborhood’s namesake Hawthorne Elementary School. The state’s school choice policy means that students can apply to public schools outside their attendance zone as well as voucher-backed schools. Nearby private options include two religious K-8 schools: St. Dennis School 2 miles away and Holy Cross Lutheran School 3 miles away.

The neighborhood association puts on service and artistic events
The small community is brought together by annual Hawthorne Neighborhood Association events, whether they’re service projects like Brigham Park cleanups or lively festivities like the Make Music Madison event at the elementary school’s gazebo each June. The school also hosts the Hawthorne Art Fair, where craftspeople and visual artists set up booths and sell handmade crafts.
